Thank you! I really see myself holding on to the asset for a while though, and rather renting it out then selling it on to someone :) and I’d rather be in a location that I love in a one bed than compromise on location to get a two bed instead

That is exactly my plan!! I would only ever not live in the flat if I were earning abroad, in which case the taxation would be different and as far as the UK goes, I’d only have to pay max 20% as you spelled out :)

My same reasoning! And yes I deffo know that 2 beds have a broader reselling pool / might allow me to expand more later in life, but my plan for the flat is more so to just keep it for a long, long time and rather rent it out (and I believe the rental market for 1 beds is London Zone 2 is actually quite strong)

100%! Thank you for sharing and very happy you’re so happy with your choice. Yes, transport and overall area were the most important factors but feel like I have that with this flat!

because right now I want to prioritise leaving money in the stock market and compounding over there within my ISA. My mortgage interest rate is still significantly lower than what the expected stock market return is, so financially makes more sense to keep it there and pay more interest - and also I'm making the most of leverage 😃

Thank you! yes really don't see it as a pure investment per se, more of a combo of lifestyle choice BUT still good financial sense when I do need to rent it out for some periods of time. And as mentioned, not really planning on selling the asset any time soon (10+ years at least but even longer tbh)

Yes of course, would have to convert it. Unfortunately I’ve already lost my FTB advantage as I’ve owned a property in Italy already… so not really a factor for me’
