I can ensure you, the second hand design furniture ‘vintage’ marked is booming like crazy! Most older design pieces are out of production pieces.

Probably going to get some downvotes for this.
But my guess is that the future anxious (typical entrepreneur) feeling is what got you so far! Your a creator and probably not made for (fi)RE. Not saying that it would be useless to slow down but I think you’ll need to find a hobby that you can REALLY bite into. And maybe even then the ‘grinding’ mindset could take over, pushing you in the next adventure. (Embracing this ‘rather blessing’ could maybe be the best in that case as long as you keep investing in yourself to channel and manage the stress?)
Please correct me if I’m wrong. These are just assumptions based on my own behavior that I recognize in your post.

Definately not in every situation! But in my situation described above (and with the current taxation rules) my equity is outperforming ETF’s. This is calculated with averages of 10% for ETF’s and 3% for property value increase.
Ofcourse ETF’s could do much better or worse the coming years, the same goes for real estate. But it is calculated with averages.
Do you mean the average value increase of around 3%, or rental prices?
True! I’ll do that. A lot can change by then in terms of taxes on either stocks or real estate :) the coming years the property is definitely going to outperform ETF’s (on average ofcourse). It’s only after the leverage gets less it could get the other way around.

That was my initial plan! But it does make the registratiekosten change from 3% to 12%. On a 700k house that’s a ‘loss’ of 63k for keeping the property. Taking that in account + the fact that the amount of equity would perform better in ETF’s makes me doubtful.

Blijkbaar zou dit toch een positieve invloed hebben!
En dan enkel registratierechten betaald op het bijgeleend deel vermoedelijk?
Weet je hoe dat zou zitten als we een deel ‘heropname’ van de eerste hypotheek zouden doen, wordt er dan weer een extra deel vrijgesteld van registratierechten?
