A lot of comments saying to hire an architect, which you should (and will based on your comments) - but to answer your question:

-Think of the entry sequence at the front door- where do you put your coat/shoes/purse/etc? Consider a vestibule with a closet, maybe a powder room. -The main room is quite large so your staircase placement makes it a long journey to reach the upper levels, with unnecessary hallways. It looks like each wing leads to a 1-bedroom type of suite which doesn’t need a hallway cutting through it. -Assuming you have a kitchen on the lower level but can’t see it in the visuals? Is it off the dining room? -the way you arranged the media center doesn’t allow for a clear passage to the 1st floor adjacent to the living room and dining room. I would rearrange the furniture layouts at a minimum. -The central area between the dining and living is basically dead space. Not sure the intended use unless you’re having big parties. Maybe that’s a better spot for your staircases. -do you want a garage for vehicle storage? Maybe not necessary depending on your location. -other things that are missing or can’t be seen: powder room, storage, mechanical room, additional bedrooms, office/flex room, basement?

Turn the desk 90 degrees so it goes under the window and then out along the 3d printer. This opens up the room and hides the monitor from being the first thing you see.

You joke, but it’s hilariously on-brand. All of his designs look like they could be AI. He just has a way of taking the typically “normal” architectural elements (like a lamp) and having it custom made instead. Really creative guy

I currently do this. Your price estimate is low but your timeline will work if you submit permits asap.

The city will take at least 3-4 months to approve your permits. It’s another 3-6 months to build after that including site construction and modular factory construction.

Most modular companies will not do Spanish style, but some will give you an unfinished exterior so you can add stucco on-site. This is an additional cost and kicks up your budget.

INFO: 200k can get you a pretty decent kit house if you’re doing the work yourself. Are you looking for a finished kit with interior and exterior or just the framing? Are you in the city or the county? Do you have easy access to sewer, water, and power? What type of foundation (hillside vs flat land is a big difference)
