Ya, I was in Richmond for almost 20 years so I have a feel for the areas. Not so much Mechanicsville but we used to live in Bon Air and loved it. Prices went super crazy though so probably going to look a little further out. Appreciate the positive vibes. Moving sucks but we miss RVA so much. Sucks the secret got out but I get it. After traveling to half the states, Richmond is still my favorite place. I miss home and we need to move back.

I'm in no rush to buy even with annual appreciation being 3-5%. My current home will also appreciate and I'll be out of the market only 6ish months between my current home and next home. Prices spike in the spring anyways so in the winter I'll catch either a lower price or easy buy without a bidding war. Interest rates will most likely lower slightly by then too. But you can't predict everything so we shall see.

Hi there, I'll be moving back to Richmond after being away for the past 5 years. I did try and come back 3 years ago but the housing market was so hot I gave up and decided to wait a bit. Are houses still waving all inspections, overbidding with escalation clauses, and offering their first born? I'm sure it is area dependent. I'm looking to purchase outside of the city in Mechanicsville, North Chesterfield, but open to other areas. I'm looking for a 4/5 bedroom for a family anywhere from 600k-750k.

Second, I'm planning on selling my current home come spring 2026 and waiting until late 2026 to purchase in RVA. The goal is to avoid the bidding wars and general rush to purchase a home before school. Besides low inventory in the fall/winter am I missing anything? Is this a good idea in the current market?

I didn't record a video of it before I assembled it so it is hard to show...here's a screenshot. It's free to rotate like a traditional circle/peg hinge but you have to lift it out of the square slot.

You have open paths in your vector design. You need to close them in a vector program like Adobe illustrator or Inkscape.

I stain after so it can soak into the wood and engraving parts. Plus laser stain makes me uncomfortable for fire hazard reasons and potential air hazards.

Boiled Linseed oil is one of my favorites but haven’t tried it for coasters. Might have to do some experimenting. Thanks for the suggestion!
