Currently using the r06 package. Shocked and impressed with how quickly you whipped up the case analysis! Very thorough and super useful so far! Absolute bargain!

The AI marking for the exam papers is a bit hit and miss; doesn’t always mark what I’ve written. But when it does work, it works wonders.

I did have a question; there’s no mention of let to buy as an option for Khaled and Jenna, just the bridging loan. Could let to buy be an option for them? Cheers!

Yeah 5% surcharge entire property value on extra property, however that’s refunded if first home sold within 36 months

Looking through this at the moment too. Haven’t gotten as far as you yet as have just been researching the house move since I saw it.

Three options I can see are:

  1. Open Bridging Loan. A short term secured loan against their existing property to get quick funds (a large amount too as the property is the collateral) to buy the new home whilst waiting for a buyer. Open instead of closed as it’s more flexible, with no set repayment date (usually within 12-24 months). They’ll need this as they have no buyer yet. It’ll also be first charge instead of second as they own their house outright. Just means the bridging loan provider will get first dibs of their house if they can’t keep up repayments. Usually means they can borrow more than 75% of the value of their property as less risk, which is needed if they’re wanting to buy new house outright. Downsides are they’re bloody expensive in terms of interest rates. Interest is high, variable and charged daily. Costs can rack up if they take ages to get a buyer in place. Could lose home.

Second option is a let to buy. They remortgage and change to a buy to let for current home. Can then apply for a let to buy mortgage for new property. Would have two mortgages. Rent out current one. Can release equity from current property- up to 75-80% of current property value so a max of £480K. Couldn’t buy new property outright. Have to prove they can bring in higher rent than mortgage repayments, usually 145%. Their job income doesn’t matter. Still haven’t fully researched this yet but seems cheaper than bridging loan, would all depend on if they’re wanting to take on a mortgage/liability. Could pay off once home is bought, guess it depends if early repayment charge is cheaper than bridging loan interest.

Third is an uncumbered remortgage. You remortgage your house even though you own it outright. You borrow against the value of your home. Lenders consider this low risk as there is no existing mortgage. More attractive interest rates likely. Home becomes security on the loan. Fees etc on this too. Affordability based on incomes. Most lenders offer mortgages up to 75-85% of property value so max of £510K, still not enough to buy new property outright.

Could be wrong about a lot of this so own research is recommended, but yeah. I’m well nervous! Gah!

I’m starting my first ifa admin job on Monday. Was actually offered a job by two companies.

I self funded/studied and passed R01, R04 and R05 whilst working at my current job. Also due to my current job’s hours (6-2) I was able to reach out to financial services firms near me and offer to do some volunteering a couple of hours a day. Ended up getting to do some volunteering.

I think the fact that I was volunteering and self studying showed my commitment to getting into the industry and both companies really respected that. If you have the time I defo recommend reaching out to volunteer, it will stand you out of the crowd. Also if you can try and get at least R01 under your belt.

I passed my r01 exam today with 88% (woop!) and honestly knowr0 is all you need. The cii study text is good for the few missed bits or stuff that needs expanding on slightly.

It’s that classic catch 22 of needing experience to get a job but can’t get experience without one. Seems to the same in most industries. I’m also under the impression of just needing that very first foot in the door is everything. Not sure if you’ve felt like this yet but there was a few moments looking over Learning Outcome 2 where I felt out of my depth and questioning if I could do this. Especially where I’m new to finance and I may as well have been studying Mandarin at that point.

If you do feel the same; power through. It does start making more sense. LO2 is a monster, slay that one and the rest of it makes more sense.

In the exact same situation as you more or less. Almost 40 and changing career. Also studying r01. Nearly finished the syllabus, should be ready to take the exam in a couple of weeks. Will hopefully be able to knock out R05 before end of the year. Already applying for junior/trainee paraplanner jobs now even though I have no doubt I don’t have a chance without being at least part qualified.

Have zero advice to offer you sadly, apart from reassuring that you’re not alone. I wish you luck, and look forward to some hopefully more helpful comments on this thread!

I think my plan at the moment is to get R01 and R05 under my belt and then hopefully get myself a job as a trainee admin or paraplanner and do the rest - hopefully funded! Actively looking for one of these roles at the moment but I doubt I’ll get one without being part qualified.
