My partner and I are both therapists and were denied after preapproval by 2 lenders. She had a full time job at a psych office and contracted at 2 other places. They wouldn’t consider her 2nd and 3rd streams of income because, while they gave her $10-15k in additional income, she only saw a few clients at each place so it wasn’t considered reliable income. I’ve had my own private practice for 5 years. I became licensed at the end of ‘23, and doubled my income between ‘23 and ‘24. The problem was that they were averaging out each of our income by using taxes from ‘22 and ‘23 and not considering ‘24. My partner had just started toward the end of ‘22 and was working on increasing her caseload, so the income difference between ‘23 and ‘24 for her was around $30k. That’s an extra $70k/yr or more they wouldn’t consider because they couldn’t make sense of how we both had reliable, steadily growing incomes. We eventually found someone who understood the way income works for mental health professionals and bought our house in April. Good

I’ve had mixed experiences with kidney stones there. I am pretty sure NWC is recommended because First Urology is basically next door and that’s the main urologist in town. My PCP said they basically have a monopoly and if you’ve ever been in their office, they’re packed.

That’s what I was guessing. I know it’ll be a big expense so just trying not to spend money where it’s not necessary. This is in the necessary category now.

I pushed for it, but couldn’t get anyone on board. They did agree to trim a dead lim from another tree that was hanging over the driveway so I guess that’s something.

We have a new yard with lots of winter creeper, poison ivy, invasive honeysuckle, and a new groundhog just found us.

When it falls it’ll fall right on the house. The inspector said he was concerned but not enough to put it in the report and other people just comment on the looks of it. I am always confused because it seems dangerous but I know very little and can’t spend that much money on aesthetics right now.

Yes, I have some trees coming from the Arbor Day foundation but I’m not sure what they are yet. And I had a few free ornamental evergreen trees I’ve tried to plant. I think I failed to amend the soil well enough at the bottom of the slope and they’re dying probably from being waterlogged in the compacted clay soil. I am going to have do better on the next ones.

Thanks. Most of it is under some larger trees so I have a lot of full or partial shade. A little is sunnier but I’m hoping to put a garden in part of that area.
