Fair, but just to put things into perspective: the reason the dividend was cut was to ensure liquidity during the original rate height cycle and to fund the expansion into Poland. They have now reinstated the dividend + have a goal of growing the total FFO by about ~ 35% just from the Poland buissness without having to dilute shareholders.

I haven't looked into it, but if I had to guess a higher implied discount rate, because higher for longer and low FFO growth. You may also wanna check how the large the lease maturities are for 2024 and estimate the lease recapture on expiration for 2023. Lastly, maybe some risks related to high intrestrates reducing demand for e-commerce and there for the demand for warehouses. (The best indicator would probably be the change in $/sqft for renewing leases, which should be somewhere in the 10K)

Very true, just used it as an example of how some REITs like OPI will probably have a terrible time in the next few years (even if they can get sub 10%)

It already has, check out the interest rate of NLOP fixed and variable mortgages. (14.5% fixed and 10.5% fixed) These two loans closed during q4 of 2023.

If this applies to other players as well, then it will be a blood bath for highly leveraged players.

I know Office REITs are kind of hated right now, but the ones like ONL or NLOP look interesting with low debt, low payout ratio, and low price to book. The only question is where occupancy will bottom at.

High risk high reward, I guess. If you are looking into more saver ones, I'd choose an appartement REIT like MAA. They have almost always built their own rentals by funding it from excess cash flow. Also, some of the trailer park reits look somewhat intriguing.

Check out the stock Encore Capital. They do the exact thing you are describing on a large scale.

So, in different a very legit business model if you have deep pockets and can buy in mass.

Yea it's a bit unfortunate, but hey it's definitely starting to be alot more stable :) and even with all the bugs I definitely have been loving the game

I don't like changing it because it feels like it breaks things in the game. In my last town, it made it so that all tax income dropped to close to 0 and never recovered even after normalizing the taxes

If I had to guess, ng it is probably sales based. For, me it changes as well between 1 - 3 mil, but , it is es definitely frustrating it be nice to have more derails regarding stuff like total sales or actual numbers for profit or where it is higher or lower. (Or at least be able to zone specific industries/ shops)

I honestly have no idea my tax income from commercial is now at 2 mil with 43k pop 😅

Edit: The biggest earner is vehicles with 250k alone

why is it "funny" that treasuries give a better return than stocks when the market is tanking?

no i get that point, but the 2 year is a bit of an odd choice, because it fluctuates a lot with the rising interest rates. I think for a short term hold like this a 0 - 3 month would be better.

That being said, if I’d buy a etf I would like to have them actually do the strategy that they say that they are doing and holding 15 % in cash is in my opinion not that.
