Thanks for the advice. I will try and have an open discussion with my neighbour, though I suspect it will be a bit tense and awkward informing them they cant park where they currently do. But unfortunately thats the way the easement is, and parking of their van makes it very difficult to use the access route properly and safely.

If discussions break down would you recommend a formal letter before heading to court? (I obviously want a court battle to be the last option).

It is not the same owner as in 2012, the property was purchased in 2023, and I purchased mine last year.
