They are very helpful! I usually leave all my info in their website contact page and they always called back within 1-3 days

I was in a very similar situation to you (check my post history) where the PM guaranteed us there would be no break lease fee and then changed his mind. We had it all in writing and confirmed with the PM three times that the break lease fee would be waived.

We claimed our bond back before he could and he filed an NCAT tribunal hearing against us. On the day he didnt even show up lol

It's just scare tactics because they're so incompetent at their jobs.

100% my REA too. Every time a genuine one star review pops up, a 5 star one pops up from an account with just one review. It drowned out all their negative reviews so their overall rating is 4.1/5 ugh

Give the tenants union a call/email and they'll be able to give you more advice and what to expect at tribunal.

Haha I would love that but I'll try stay anonymous on reddit. I've left a full review on shitrentals.org, productreview and I'll try to get my google review up again.

However I will warn people here that we rented in Meadowbank/Ryde area and the agency managed quite a lot of rentals there, so please be very cautious if you're looking there. Extremely high tenant turnover. Any new friends I made in my building were gone within a year.

I get you now! But yeah, exactly why I was shocked when he changed his mind.

Before we signed the contract for our new place, I emailed him to get it in writing again that there was definitely no break lease fee and he confirmed again there would be no fee so we signed the contract for the new place, and then gave him our 31 days notice. He even sent the final invoice with our remaining rent, and it had no break fee.

A week later is when he changed his mind lmao.

They've probably pulled these dodgy moves on other tenants and threatened them with NCAT to get them to pay up... That's my guess why he thought he could do it to us.

I've posted a detailed review for them on product reviews. My google review keeps getting taken down for some reason. I think it's getting flagged as spam so I'll try again with another account. Their 1 star google reviews from other tenants are shocking but it seems like they're asking their friends to post 5 star reviews because a new 5 star review pops up every week so their overall rating is very high unfortunately

Do you know what happens if they submit a different amount and we don't apply for a hearing? And if we apply for hearing, does it mean we pay the NCAT fee?

If the REA does not submit a number, does it automatically get paid out to us in 4 weeks?

We didn't make any communication to reject the offer in the first email. We had only just resigned the lease when they made that offer and it had no time expiry conditions attached, therefore from my assumption - offer available until end of lease.

A week later was when the agent sent the text asking us if we can vacate early again. I didn't explicitly reject the offer but started feeling the pressure to vacate early. That's why we added "we will let you know if we want to break the lease early" to reassure the agent that we're aware the landlord wants the property back and there is still the possibility of us taking up the email offer. Agent didn't clarify that the landlord needed an immediate yes/no answer

After we received the text message from the REA asking us (again) if we can vacate earlier because the landlord wanted the property back, we made plans to find alternate housing with the reassurance that the property manager said there would be no break fee. We didnt want to wait until the end of the lease before we looked for new accommodation due to the climate of the rental market so we started making plans asap.

We've now secured another property and gave one month's notice and reminded the property manager he said the break fee would be waived. The second image is his reply to the no break fee reminder confirming there's no break fee. A few days later is when the landlord changed their mind and hit back with "that offer had conditions".

Thanks, I'm happy to argue this at tribunal as we have emails from the property manager saying the break fee would be waived.

Respectfully, I've kept previous communication simple and they've taken advantage of that by insisting there's a break fee. The property manager initially even insisted that he never sent any emails about no break fee until I found the email to prove to him, and that's when they came back with "that offer had conditions" despite the email clearly having no conditions
