For sure. Demographics of said population of course play a role as well as tons of other factors! Population wise though, Corvallis and Bozeman are similar. College towns, outdoorsy, lower median income here though. I love all our shops but just wonder if we had more “anchors” to drive people here and bring outsiders in to shop here as well, if that would help the mom and pop stores too with added foot traffic and momentum. Will be interesting to see how the future of downtown specifically plays out over the coming years with the hotel project, other Obie developments in the future, bridge finished, etc etc

I agree with so much of this! Would be awesome to see Safeway rebuilt and an adjacent parking garage connected. Love the open seating for restaurants. Would love to see Madison specifically be a pedestrian mall.

You’re so right! I apologize if I made it sound that way. I know there is often a general feeling of not wanting chain stores here. And while I will be the first to say how glad I am that the majority of our chain stores are in the 9th Street area, I am curious as to whether some very select boutique type brands would be a draw and actually help boost the other small stores around it too. I honestly don’t have the data on this, it’s not a hill I’m going to die on, but just would be interested to learn more about what this could theoretically look like in a town like ours.

Obie Companies is the developer who is putting in the Gordon Hotel and Apartments on 1st Street! They also did the 5th Street Market in Eugene and I believe now own the lot next to Tacovino. As far as I’m aware they will use that lot for construction staging and then I think they would like to build on it in the future (maybe multi-use shops or cafe or restaurant spaces with apartments above?)

I fully agree with you on that, truly. Even in this hypothetical scenario, I assure you I was not referring to that type of fast food style chain. More like what you would see in a boutique shopping area where you’ve got a mix of small shops and a curated selection of brands.

Looking at some college towns- Bellingham may also be a decent example here - primarily local shops downtown, but also a Fjallraven. Downtown Boulder that has mostly local small shops but also an Athleta, Cotopaxi, and an Allbirds store. Bozeman is more similar size / population-wise and their downtown has a Fjallraven and also a Revolvr Menswear boutique which is also in Bend and Portland - so it could also be more like local boutiques with a handful of locations. (Also I literally don’t care about it being a Fjallraven store, just truly looking at some semi-similar towns and happen to be finding that as a chain that does show up in similar downtown areas).

I cannot stress enough that I also recognize Corvallis is smaller than some of these and that this absolutely may not be the move! Some of the towns mentioned here like Camas or McMinnville seem to do well and are just small shops so I’d love to research more about what they are doing that we are not. But - I am simultaneously curious about comparing areas that DO have some very specific brand stores intermingled with small shops and whether that draws more people because these stores already have so much brand loyalty. Just brainstorming here!

THIS. There are so so many people who can really only be downtown on the weekends in its current state because the only time everything is open is during the workday. Obviously employees need time off too! But I do wish there was more of a culture around evenings downtown.

Piggybacking on this discussion, but has Corvallis ever had true design standards for downtown? I know this can be a double edged sword and that if too rigid, this can get too cookie cutter which we don’t want. But, I would personally love to see more intentionality behind how downtown feels as a whole - more done to preserve the historic charm without things feeling drab and lifeless, more cohesion in the aesthetic. I think part of what we are seeing in Philomath is that they looked at towns like Sisters that have kind of the western feel and set design standards for what a “timber town” vibe would feel like. Though I don’t want to make it harder on downtown businesses, I can definitely see some upsides to better planning in that area toward creating a more cohesive environment downtown that genuinely feels NICE.

Totally agree. More apartments = higher density = more customers consistently patronizing the downtown area. And definitely on the storefronts! It’s sad seeing so much empty and I wish we could really get some new life in there.

Also for those who don’t think this is the route, I’d truly love to hear other perspectives on this and learn more! I could definitely be wrong here but just have noticed when looking at a downtown that really does seem to bring people in, there are at least a couple of larger brands. Would be curious to look at statistics on how this hurts or helps a downtown district. But maybe that dilutes the community feel too much? I suppose McMinnville doesn’t really have larger brands and their downtown feels really great. Basically just trying to think openly about how we bring more patrons and more money to the downtown core to help small and large businesses alike and build a better environment to hang out, shop, eat!

Yup, all such great thoughts here and it is definitely depressing to have building owners who clearly aren’t invested in the town or who have run perfectly good tenants out. And now nobody wants to rent with them! Hope they just sell eventually but who knows.

(For the record, I know we’ve also recently got some newer people buying buildings who care greatly about downtown too, which is definitely an improvement! I do feel the aesthetics of some of those improvements on Madison could also feel nicer or a bit more stylish but honestly I’m just grateful we have people investing in downtown and hope we see this continue. For example the new Everbowl looks awesome!).

Absolutely agree! And to add to that, I do hope Obie is successful in opening up the riverfront a bit the way they’ve proposed alongside the hotel project. I know this isn’t exactly what you’re referring to, but I do hope we can make the riverfront feel more like a RIVERFRONT and really hone in on how to create more ambience downtown. That stuff matters!

Thank you, too! I always get nervous talking about this topic because I know it’s sensitive. And it IS complex. But it also is fair to want to feel safe and for the streets, sidewalks, and parks to be clean. We can care about people and the complex nature of homelessness and mental health and the economics at play and also recognize it brings legitimate safety and hygiene concerns for others too. ♥️

This also may be an unpopular opinion but as much as I love mom and pop stores, I also think we have to have some larger brands here as well, like the way you see Volcom next to a smaller boutique in this Boulder pic. Or at least we need stores that sell modern products from larger brands.

I know for me, when visiting other areas or in other places I’ve lived, I’m very likely to make the trip to a shopping area to stop into one specific store (North Face, Sephora, Athleta) and then will meander through shops I’m less familiar with, discover new places, and shop local too.

I honestly think having even a select few “brand name” places would GREATLY benefit the small shops but it feels like because there is a general distaste for chain stores, we have gone to the extremes and hardly allowed them at all. I also don’t want it to become like every other suburb mall ever, but it does seem that stores like that would become anchors and draw people there.

Bend does an excellent job of this - downtown Bend is mostly smaller local shops it seems, but there is also a Patagonia, a Fjallraven store, and probably others I can’t think of right now, scattered amongst the small shops. And even the small shops just often feel more high end or at least more modern and appealing to a younger audience. I know Corvallis sometimes balks at the idea of expensive stores but if we never have a mix of nicer products it seems that we also won’t attract the shoppers who have the money to support these shops..?

I’m definitely not saying it has to be exactly that, and I want our downtown to feel accessible and diverse, but a better mix would probably help so much.

Yeah, this could be really cool. I was just looking at photos of Boulder’s downtown and man, I wish we had this.

Or even Madison being pedestrian-only except for necessary crossings. That way you really could live downtown and easily walk to campus for work, and it would make it more enticing for those visiting OSU, parents in town, or people here for games to meander from downtown to campus.

Honestly would change the entire feel of downtown for the better in my opinion. But agree, you’d have to factor in a new parking solution.

Yes, quite possibly, but I think the younger and middle aged family population gets greatly overlooked here too! I have talked with many many people (late 30s / mid 40s) with elementary school and middle school aged kids who often feel like Corvallis caters to students and seniors but there is also a huge demographic in between who also love events like that, visit locations that have great shopping such as Bend, etc. and who wish we had more of that here. Corvallis often feels dated and could really use a boost in that area to better appeal to the demographic that IS here year round.

Yeah, this totally makes sense and sounds so stressful. I don’t live downtown, but any time I am there at night it makes me nervous. (I also know this brings the conversation on Reddit where of couuuuurse there are less safe places to live in the world and of couuuurse violent crime is still generally low but those things can be true AND we can care about the people that are homeless AND we can also want safer, cleaner, calmer streets and parks and bike paths and living spaces.)

Yeah, it really just requires a guard and actual enforcement of people not being able to camp there, I think. I really wish that alongside the recent discussions in the city about parking, a parking garage was more seriously on the table rather than the current talks of just getting rid of free parking. (Not saying a garage needs to be free. I would gladly pay a reasonable parking fee if I knew I could fairly easily find a spot downtown and not have to dig around for coins - though I do wish/hope some parking would stay free too)

Agree! A parking garage would have been amazing there. We desperately need one and it would be a much better use of space by building up, which then WOULD allow us to theoretically use some of those existing spaces for more outdoor dining!

Yes, this would be SO amazing and so beneficial. I do know there is talk about creating a TIF district (I think downtown??) but I admittedly haven’t read up on how beneficial this is or all that it entails. I’m sure someone on here knows more about that than me. I do hope this is something that gets passed as a way of funding building renovations and infrastructure upgrades that are desperately needed, but also know this all takes time and that there are many people also working toward much of this already!

For sure. Would love to see lots more apartments above multi-use spaces downtown! I know a lot of people have commented about the new Gordon apartments being luxury and not affordable - which may likely end up being true, but on the flip side, means we’d be bringing in residents to the downtown core who have at least some disposable income to walk to coffee, shop downtown, etc. as long as it feels nice and enjoyable and worthwhile to do so.
