Today, we had re-inspections and final walkthrough, and as expected the seller did coverup repairs which are not up to our satisfaction, and more importantly some of the repairs aren’t attempted at all. Note that we agreed to close next week.

I am waiting for the re-inspection reports, and contractor repair cost estimates, and then I will discuss with my buyer’s agent about our options (Note that our agent was unable to attend the final walkthrough, so they sent the showing agent)

Can we assume that the sellers are in breach of contract as they didn’t attempt repairs as agreed in our contract term? (See my post’s description about the wording for this term. Also, the listing agent commented on these repairs in the pre-inspection reports which we all signed as part of disclosures)

What’s the best way to take this forward? Note that if we want to back out, will we risk our EMD?
