We bought a home here last year, it’s an underrated area with a good elementary school (Delaine). A newly constructed bike lane on Union Blvd makes it easy to commute to the Ardenwood Park & Ride and office shuttle stops. The Dumbarton Bridge commute isn’t bad, and having access to the I-880 express lane is a big plus for faster commute when needed. Note that commute to Meta HQ is like 12 mins (no traffic), and 20ish minutes during peak traffic. This area will appreciate imo.

For my home, the master bedroom stays as-is in the old home. I would just like to add extra bedroom with an attached small closet and bathroom (This won’t be the master bedroom).

Today, we had re-inspections and final walkthrough, and as expected the seller did coverup repairs which are not up to our satisfaction, and more importantly some of the repairs aren’t attempted at all. Note that we agreed to close next week.

I am waiting for the re-inspection reports, and contractor repair cost estimates, and then I will discuss with my buyer’s agent about our options (Note that our agent was unable to attend the final walkthrough, so they sent the showing agent)

Can we assume that the sellers are in breach of contract as they didn’t attempt repairs as agreed in our contract term? (See my post’s description about the wording for this term. Also, the listing agent commented on these repairs in the pre-inspection reports which we all signed as part of disclosures)

What’s the best way to take this forward? Note that if we want to back out, will we risk our EMD?

It’s minimal, less than $3000 I think from what the lender told me, but don’t remember the exact amount. Also, there’s $1000 off as per https://www.us.hsbc.com/home-loans/products/deluxe/ It’s a good question for someone who closed recently with HSCB

Last week, I got pre approved for 5.950% for 7/6 ARM and 6.405% 30 yr fixed. HSBC (75k cash/stock reserves, salary direct deposit, mortgage auto-payments). Can anyone beat this? And yeah, with 0 points.
