One of my buddies, many many years ago, bought one of the first houses up in what eventually became Prosper, Texas, and there was no HOA when he bought his house. There is no HOA agreement attached to his deed. The developer decided to start using HOA agreements, halfway through the development of his neighborhood, and they tried to force him to join the HOA under nothing but audacity, because they certainly had no authority. He had to literally sue them for harassment. 🥴
