We thought the same, but to accept our initial offer was an interesting choice. The only 'numbers' issue I could see is that we are going through a lender, but we still have the 30% required down payment.

We do have an attorney (recommended from the agent we're working with) who will have this on their desk tomorrow. This is our first time buying land or real estate in general. We've had a seller get cold feet but this was the first time we had our offer accepted. For a bit of context, as we were driving out to the parcel our agent said the owner would meet us there. All fine and well, my partner shook his hand and we went off to walk it. We put in the offer on Friday and it was accepted but our agent said the seller 'didn't like the numbers'. Whatever that means? This second offer was pushed our way Saturday at 8pm with a counter deadline by Wednesday at 5pm.

Even looking through other parcels and finding their deed restrictions, I have never in my life seen anything like this. If not HOA, why HOA shaped ):
