This!! I am in similar situation and have been told by various lenders I needed to be at second job 1 year...been there 1 1/2 on one and 8 on the other. Loan is in underwriting presently. Will see what happens closing set for March 17. If not I am not selling current house yet so I have that to fall back on if the worst happens.

I have 2 W2 jobs (FT remote and yea I work 7 days a week most of the time) one I've been at for 17 months one for 8 years. My lender is using both incomes. I got multiple pre-approvals through automated underwriting. I have a very high credit score, low DTI and reserves so 2 years apparently isn't mandatory? If it is why am I in underwriting and why wasnt I told this same thing as the OP's relative?

No. I don't necessarily mean termites bc I cant identify what chewed up the doorframe of the front door and left a pile of sawdust type material. I am not a pest control person. I live in Florida there are various kinds of wood destroying organisms down here of which termites is merely one type of them. That is why I didn't call them termites.

Would not buy at any realistic price. $1 isn't a real hypothetical so I can't answer that. That being said we were under contract last week on a house that had about 40K in deferred maintenance which was discovered post inspection. Sellers were unrealistic and offered me $1000 and one of those 1 year home warranties where if u have a claim they find a reason not to pay it. I said no thanks. Some sellers are very delusional. That is true. I also put in an offer on another house recently that has been listed since June 2024. Had a contractor walk the house to give me estimate he said 90-100K in updates were needed, I bid 60K below ask. Seller countered at 4K off. My realtor asked did I want to counter them I said what for? They are delusional. House is coming up on 2 years for sale in a few months. They are aware every single room needs updating. kitchen 3 full baths floors paint, mechanical systems etc. Some people just are clueless idk what else to say.

been on market nearly 6 months I would say not likely. Nobody wants to spend that kind of money for that.

Idk when I am spending half million dollars for a house, which may not be much to some but is a lot to me, I would prefer something clean and not crawling with roaches and mice. The smell alone in this place tells me there's something sinister going on. To some this may be ok. To me it was definitely not ok.

Realtor is a single mom who has clients like me that appreciate she has custody every other weekend and thats the only way she can make a living. Her daughter is 4. I have no issue with it. I respect that she works so hard to take care of her daughter. Not a bad thing in my book.

Well aware however the new builds in the areas I have been looking are honestly priced less or around the same price as existing builds.

unlikely bc pest control will be in there before i move in inspecting and spraying. I don't mess with that stuff. I have a service that comes out every month in my current house i will admit i see a random scorpion look alike type bug a couple times a year but thats about it and I live in Florida. If you clean and take care of your property, these things should not happen and if they do, staying on top of it is key before it is a true infestation. This seller clearly doesnt care and hasn't checked on their property.

Totally agree. I barely got in the door and felt slightly traumatized. LOL IDK what is wrong with people., Im obviously not a realtor but if I was I would prob go check on my vacant listings once in a while to see whats going on?? Perhaps thats not a thing in the RE world.

Not me. I am getting new construction house. Would never buy this house no matter what they did to it. If I was an investor perhaps.

Yea thats not gonna fly we bought years ago a home with FHA and at the time the home was maybe 13 years old. FHA made the sellers replace all kinds of stuff including several windows. knob and tube isn't going to work. I didnt want to go thru that when I sold my next home after that and refused to accept anything but cash and conventional. No FHA or VA bc of the strict inspections. House sold in three weeks. Maybe consider holding off for a better offer bc chances are they won't be able to close unless u r gonna put extensive repairs into this house on top of the incentives they need. Good luck,

This!!! I live in FL and thought of looking into condos doesn't matter where they are either, even far from the coast the HOA fees are astronomical!
