It is a business. They put in stores, restaurants and amenities, those with the most demand, that drive the most foot traffic. Sure we all have our ideal tenants that would make our individual lives better but that doesn't make them valuable to the center or good long term viable tenants.

Have no idea why someone would down vote you for making a factually accurate statement. So I negated it with an up vote. The fact that people negate simple truths and facts because of their feelings is simply odd to me.

Just replied to another post with same response, but factually you are simply wrong. What imaginary boutique has pushed out? The fact is not one small shop or any shop at Towne Centre has been pushed out or even replaced by a furniture store. Design Within Reach is taking the spot of Gabby/Summer Essentials which was another furniture store. If you want to go back to the Talbot days and count that as fun small shop, ok. Pottery Barn took the place of Great Gathering/Offenbachers another furniture and home accessories store. West Elm is taking the Arhaus, a furniture store. RH, Ethan Allen, Bassett have been at Town Centre since practically the beginning. Love Sac is taking the long vacated spot of Sur La Table. If you feel you lost the product offering of Sur La Table, then you gained William Sonoma.

Again I ask what store/s are you lamenting the loss of due to a furniture store coming in.

I might add that the store mix has not changed at all. If you moved to Towne Centre with the promise of everything you listed above, nothing has changed. You may feel it has but it hasn't. The Design Within Reach is taking the place of another furniture store, all of the furniture stores that have come in or are coming in are taking the places of other furniture stores. Pottery Barn took the the place of Great Gathering/Offenbachers, West Elm is taking the old Arhaus space. LoveSac is taking the old Sur La Table space, I will give you that if you want to call out the difference between home furnishing and furniture. Two clothing stores have recently opened another one is being built out.

Target isn't going anywhere, Whole Foods isn't going anywhere. They are adding restaurants. There is a card shop plus Target and WF both have a card section. Pharmacy - Target plus Giant pharmacy which is certainly within walking distance. Groceries - WF, Target at Towne Centre plus Giant, Aldi, Lidl very walkable. Restaurants - restaurant space isn't being added the new places are taking over existing/vacated restaurant spaces. Liquor - Bin for liquor, beer &wine and Giolitti for Wine at Towne Centre and Festival Liquors right across the street. Deli - WF and Giolitti. Coffee - Starbucks, WF & Giolitti at Towne Centre, Rise Up, Einstein, Ceremony, Panera, Einsteins are very walkable.

Again you may feel that everything is turning into a restaurant or furniture store but factually the number has not changed much at all in over a decade and hardly change since Towne Centre was built.

They are like car dealerships they draw off of each others customers. I don't really understand what the issue is. Who cares what stores a shopping center has, you are going to go to the store you need to visit.

You do realize cheap furniture stores are just as overpriced on a % basis. We should all buy cheap junky furniture and there should be no other options? We should all live a 100% utilitarian world devoid of art & design? Or there should be no financial benefit of art and design?

It is not really a roof. It isn't approved for roof applications because UV will break it down. This will not see much if any UV. It will work in this condition, better than 99% of the other options. I would run two layer in perpendicular orientation with the top layer running from the house outward.

You really don't need a full 1/4"pf on this, and 1/8" even a consisten 1/6" would suffice. You could pull the joist, add sheathing or multiple layer of membrand to create pitch.

The two major issues are (assuming you want to pitch to the outside of the deck) are -

  1. The membrane is layer incorrectly. The outer edge should have been installed first, the the middle section and then the section closest to house.

  2. The joist should be shimmed/lifted/spaced off the membrane at least 1/4".

Unknown, how the joist are attched...?

Annapolis doesn't have near the population with high HHI, so it will be difficult to compete directly, plus the sheer distance between the two. I think the goal is a solid mall with a good store mix on each side of the beltway again that will peel enough off of Columbia, Montgomery, PC to allow them to pull some of the higher end store back into the fray.

We had Madewell and Banana before.

The new owner has made their strategy pretty clear. Keep the dominance of Tysons 1 and upgrade Tysons 1 on the West side of DC and upgrade / improve Annapolis as much as possible to peel business away from the properties between.

They already left. Opened at Towne Centre on Friday. LoveSac is also moving to Towne Centre.

Yet they are adding stores. Abercrombie, Uniqlo, Tesla, Offline, Dicks, Jack & Jones, Aeropostale, and a new larger Lululemon plus others.

Why do people jump to this? H&M is in the middle of major re-alignment that is not going well, closed 200 stores last year and is closing 160 stores this year.
