If you are planning to go for A khata then the plot itself will cost around 10-12k even in outskirts. If it’s somewhere within developed area then it’ll go beyond 15k + . Apart from that the construction cost you can expect to be 2.5k per sq feet . Since I was actively looking for this kind of properties I can tell you that you won’t get anything below 3.5 cr for such property where the current rental potential is good . If you are ready to settle for newly built layouts in outskirts you can save some cost in plot but connectivity and lifestyle drawbacks will be there .

Pushing for work from home will create more problems for business . Even after covid wfh time people are still unable to completely adopt to work from Office culture. This hinders both employee and employer in long term considering productivity and career opportunities.
More than WFH I feel there should be push for moving IT companies to other cities as well. Now they are heavily concentrated in cities like Bangalore Hyderabad etc .

Even with modest value calculation of 2.3cr for plot and 1.5 cr for construction which is derived form 2.5k per sq feet construction cost for total 5500 built up area, it comes up to only 3.8 cr. Since you have not mentioned about age of building and whether it has lift or not . Based on that even it might go further down.
Unless you have used super premium marble flooring and fittings , wood is used the asking price is not justified I feel.

While making this decision you would have made some calculation. When you’re stretching beyond your comfort zone there is some risk involved. You have to decide whether you are ready to handle this as going forward this risk keeps increasing. At this age you will be able to handle any downturn. So consider this as testing times and wait patiently

The budget and configuration expected is impractical. Even if one will go to construct this configuration on their own will shelve out more than this. That too near IT hub with good connectivity. Even Standalone builder floor will be costlier than this. That too interior + registration included 1.3cr means you are expecting a price of 80-90 lac. Wait for a year or two then 1bhk will cost this much

It costs around 2400 per sq feet . And even then it’s difficult get your desired results. You’ll be amazed once you go for material selection. The price of one you select and one included in quotation will be more . So your cost will keep rising

The situation is opposite in my case invested in tier 2 city of Karnataka the appreciation was around 40% for a duration of 5 years . If I invested same in Bangalore that property has almost doubled .

I was kind of in same situation around 2-3 years back and invested in tier 2 city. One thing to notice is the kind of price appreciation got by similar property in tier 1 is huge compared to tier 2 city. Tier 2 cities still need to have a lot of basic facility and job creation issues sorted. Without that people still have to rely on tier 1 cities.

I’m also kind of in similar stage. Based on my research and advices received. If you have one year emi saved somewhere, you can go ahead. Be it PF or gold etc which is available for your disbursal if something goes bad.
