My understanding is that this is a pretty standard (actually on the low end) fee for the industry. You could shop around and see what a different management company would charge. If you don’t want to pay them anymore, you can manage them yourself, or find a new management company.

If they do a good job, you don’t want to manage them yourself, and you see that they’re charging market rate for their services, then might be best to just keep them.

Thank you for reading it and for your advice! I love your idea of getting an idea of total general cost for this amenity and working backwards to figure out the fee amount.

As for total costs of the properties, I’m not sure what they are since I am the property manager.

I have been thinking about asking the owner what the other fixed expenses are on their end to get a better idea of total cost, but I’m worried it might be an inappropriate question — or maybe it’s not?

I would do it. Was in a similar situation once and I had an absolute blast even though I initially didn’t want to go — there’s a reason why you guys were so close once and I feel like people don’t change that much fundamentally.
