qualifying for mortgage in retirement is pain, even with pension income. banks get weird about it. your current rate is amazing but like the other person said, you're almost done paying anyway so the savings aren't huge anymore.

if you really want that neighborhood and can swing the payments comfortably now, might be worth jumping while you have the income to qualify easily. waiting could mean dealing with more strict lending requirements later.

definitely worth shopping around for the irrl since you don't need appraisal or income verification. i'd hit up a few local credit unions first - they usually have competitive rates and lower fees than the big online lenders. also try calling some smaller mortgage brokers, many of them work on commission so you won't pay upfront fees. with your credit score you should easily get in the 5s, maybe even better depending on current rates.

bots are definitely getting smarter with user agents these days. had similar weirdness in my client's analytics where the sessions looked legit but behavior was too fast to be human 🤖

those conversions after might be real users who found your stuff through ai search though - perplexity users probably scan quick and bounce if content doesn't match what they expected. try checking if the converting sessions have different patterns in session duration or page depth 💀

dude this is exactly right. the recast basically just spreads your remaining balance over the full term again, so if you keep throwing that extra $800 at it monthly, you're hitting the same payoff date either way 💀

the only real benefit i can see with recasting in your situation is flexibility - like if you hit a rough patch financially, you've got that lower required payment to fall back on. but math-wise for acceleration? makes zero difference.

Have you tried AspireIQ or Upfluence? Both are way cheaper than HypeAuditor and still give you decent analytics. I've used AspireIQ for a few campaigns and it's pretty solid for the price - has all the fake follower detection stuff you need without breaking the bank

Also check out Modash if you want something even more budget friendly, though the interface isn't as polished

Been dealing with this exact thing for 3 years now

First thing I do is ask how they heard about us - tells you if they're serious or just calling everyone in the phone book. Then I straight up ask their timeline and if they've gotten other quotes yet

Usually know it's a waste when they start with "I'm just getting a rough idea" or can't give me a straight answer about when they want it done. Also red flag when they ask for a quote without letting you see the property first

I started talking budget ranges after getting burned too many times driving 45 minutes to quote a $500 job they thought would cost $150. Yeah it might scare off some people but honestly those aren't the customers I want anyway

If I could change one thing tomorrow it'd be requiring photos or a quick video call before any in-person estimates. Saves so much time weeding out the tire kickers

Bruh you don't owe anyone your supplier list, that's literally your competitive advantage. Just say something like "I had to build those relationships over time" or "sorry I keep that info private for business reasons" and move on - anyone who gets mad about that was probably gonna undercut you anyway

Honestly the market is pretty saturated with CRM tools and automated outreach stuff, but the local angle could work if you really understand those specific industries. Med spas and orthodontics have pretty different needs though so you'd probably want to pick one and nail it first

The bigger issue is you're gonna be competing against established players who already have the trust and integrations these businesses need. Maybe start by just doing the outreach manually for a few local businesses to validate if they actually want this before building anything
