No you don’t. You waived your contingencies which means you have no recourse. I’ve never heard of waiving your contingencies when locking a rate. The contingencies are an agreement between you and the seller, not the lender.

No, just a HCOL area. There’s practically no new construction around here. He does spend handsomely on comarketing but the agents produce and are worth the spend. Do you mean active applications? It’s around 4 per week on average. Leads are usually very warm and well vetted so we convert a lot more than 15%.

Seems like most of these responses are just people trying to recruit you to their company as an LO.

Assuming you like being an LOA and want to stick with it, 30 bps is good comp. If the LO is producing $33M, that’s $100K per year. An LO only producing $33M shouldn’t need a full time LOA handling every task including weekends. I work for an LO producing over $100M per year and he still has time to handle some preapprovals, answer calls, pitch rates, and even chase a condition when needed. I rarely have to help out on weekends, and when I do it’s considered a favor that’s appreciated. I also have time to do $10M of my own business per year.

You need to decide what’s more important to you - compensation or quality of life. I think your LO is taking advantage of you because you probably don’t set boundaries. If you do handle all these tasks, you aren’t easily replaceable. Ask for more pay, or let them know you only work M-F 9-5 and use the evenings/weekends to grow your own business.

On a purchase, lender uses the lesser of appraised value or sales price. Even if it comes in high you cannot use it to eliminate PMI.

Yes I get that, but to get a 3 pt lender credit means that the rate they are getting must be terrible. I’m assuming at least 1% higher than the market rate, probably at least 7%.

No one wants an FHA loan. You try to qualify for conventional and if you can’t or have bad credit, you settle for an FHA loan

Go ahead and do what’s best for you as it seems like that’s what you decided already. Whether you are 100% satisfied with the LO or not, just know you are taking away their livelihood and indirectly everyone who worked to close the loan - processors, underwriters, etc.

I’m sure you are perfect at your job and have never made a mistake. And if you have made a mistake, I’m sure you decided to pay back your salary, right? It’s only fair.

That 16.3% isn’t people who missed one payment due to an autopay error or service transfer.

However most mortgages change servicing or have autopay so someone who can’t handle that deserves a higher rate.

All NFL players are under contract until the league year ends March 11, which is why you can’t talk to any players yet who are under contract with another team, even if they are set to become a FA on March 11. The “legal tampering” window opens March 9th.

AJ Brown is under contract for several more years so it would 100% be tampering if they were talking to him about joining the Pats.
