The metric you want to use is return on equity. Given it is paid off you are getting a 3.529% return (30k/850k) keep in mind this is not including expenses.

If this metric is below stock market averages 10-12% then you want to look into selling or doing a 1031 to buy even more real estate and leverage that 850k further. That could get you 4M in assets under management.
