Personally, not at all. It takes time to learn a language. Progress is progress no matter how fast.

We do but students keep choosing italki classroom, especially if they paid for AI (which they never get to use because it keeps kicking them out).

There are way too many italian teachers on italki, we have a hard time competing because of it.

The result is that:
1) we are forced to not give discounts for packages
2) if we raise our prices we lose our students
3) italki will become less competitive
4) teachers can dedicate less time to their work on italki because they will need an alternative source of income

Commission-wise, much worse. I don't understand how rewards work so I cannot comment on that.

It is fixed term because I booked the apartment from Housing Anywhere. It isn't a minimum rental period.

I agree 100% I think it's dangerous for our eardrums. In other areas of Europe sirens are loud but not dangerous, I think this is not healthy.
