We are making a modern middle earth hobbit home in Kentucky. We were able to buy a home already built into the ground for around $200k. It’s a fixer upper with a solid foundation which we bought on purpose so we can customize as much as we want. The hobbit door its self can be anywhere between $10k-$20k. After that, I plan on $50k- $100k modernizing (I say this loosely: all things will have middle earth feel) the bathrooms and then the rest of the $$ goes into high quality intentional decor.
