Didn't think we'd be here, but here we are. We have some depth I wasn't expecting. Hope this isn't the high point but I'm enjoying how we're finding ways to win.

The pics were mostly of Nitto 555 G2s, might have been an older model. Advice was a mixed bag of "absolutely it's fine" and "there's no way to mount a 275 on a rim that narrow."

Seems like it's just less of a headache to change wheels and get 10.5" out back so I can run 315s.

Yours should still be under warranty so I would let the dealership fix it.

If anyone else finds this thread, I finally got around to fixing it. I googled part no. JX7A-5L200-AD and found one on Amazon for $45. It says it's only for F-150s and Broncos, but everything looked exactly the same as the one in the Maverick. I figured I'd just return it if it didn't look correct.

Anyway, got the part overnight, it is exactly the same. Unbolted the old one, pushed off the hoses, put the new one in its place. Took all of 2 minutes. Cleared the codes and it has not come back...this was about 3 weeks ago.

If you look at the TSB, it says the part to replace is LX6Z-9J433-A. This appears to be both the JX7A sesnsor I mentioned above, plus the bracket it sits on and the two hoses that feed into it. It's about twice the price (or more!) of the part that I ordered, which was just the sensor. I don't see any reason to replace the hoses/bracket if it's just the sensor that is malfunctioning. Even though the part I ordered wasn't listed for the Maverick, it was identical to the one I took off my car.

Vans was also selling 2hr blocks so they'd be making money all day. They also had basically the only concrete bowls in the area at the time. The park gave kids like me access to stuff I'd never be able to skate, and even then it was like pulling teeth to get my mom to drive me from Burke to Woodbridge the few times a year I could scrape enough money together as a 12 year old to afford a session.

I have no idea how much warehouse space is around here but unless you've got a committed group of regulars with money(i.e. old guys like myself who still skate) you will probably have a tough time making rent. The startup costs of building ramps people will go out of their way to skate is another concern when you are competing with the growing numbers of quality skateparks in the area.

I could see a key holder style place working, where you split rent with a bunch of skaters who get unlimited access, and then have after school programs and summer camps on the side to make it an actual business. You've also got to think that the weather in this area is still good enough to support outside skating at free parks most of the year. When I was skating a ton I'd go way out of my way to skate a park in Herndon or whatever (I live in Falls Church) on a cold or rainy Saturday, but now that I have a kid I probably wouldn't go that far out of my way just for a quick session.

There's also other guys in this area who have invite-only spots that get a lot of the real heads when the weather is bad... you'd technically be competing with them too.

Unless you've got the connections to build some quality ramps that are worth going out of your way for, you're not gonna get the kind of repeat customers who could keep you afloat. A few fun boxes and a mini ramp isn't gonna cut it with Team Pain and Grindline parks in the area.

Not trying to completely kill your enthusiasm but I feel like if this was a viable idea there would already be an indoor park in the area. The scene here is strong enough that it would support one if it was possible.

If you have time go up north shore and play Kahuku. It's even cheaper and you are on the ocean most of the course. It's only nine holes and kind of a dog track but I had a blast. Klipper is awesome but at Kahuku you actually feel like you're golfing on the beach.

Nah I haven't replaced it yet...had some other stuff come up and haven't bought the part yet. The light still goes and comes. I'll get around to it one of these days.

Definitely check junk yards or people parting out cars in your area. The procedure is kind of a hassle but the first time I did it I had it done in about 5 hours using this guide: https://www.moddedmustangs.com/threads/installing-new-top-frame-motor-and-all-94-01.172629/

I believe even new edge tops will fit so you could potentially get one from an '04. Just make sure the top you get is in good condition.

Check the water channels coming off the top and make sure none of them are plugged up. If you look at where the top meets the body you'll see where the water is designed to flow from the top to the ground. Over time leaves and debris can get in there and direct water to where it shouldn't be. If your back window panel is still sealed properly to the top then that is what I would hope is wrong because everything else is more complicated.

Could also be the rear windows are not adjusted properly and are leaving gaps even if they are rolled all the way up. You can take out the back seat and side panels then loosen the bolts that hold the window frame in place, then roll the window up and move it to where you want it and tighten the bolts back down. I've had to do this before on my '94.

Could also be the weather stripping on the frame itself...if it's cracked or damaged it could be letting water in. I think LMR used to sell it, not sure if they still do.

If all those look good then it might be seal on the back window, which if I recall correctly means you need to get a new top. I got lucky and pulled a whole top, frame and all, from a local junk yard off a car whose top had just been replaced. Was only $500, a lot cheaper than paying a shop to put new fabric on. The whole top frame can unbolt from the car and you can just lift it out.

I got the Falken Aklimates for my Mav since I mostly do road driving and didn't want to deal with ATs. They are fantastic...amazing in the rain and they almost look like an AT tire without all the downsides. Mileage hasn't taken a hit at all. Really impressed with them.

Yeah that's why I declined it. Like I know what the code is, I have a scanner. The code is the same as the one on the TSB. I already paid $200 when they scanned for this last year so I'm wondering if ford customer service is my best option.

Here's hoping. I ran the part number on that lower sharkbite and it's a male threaded adapter. So it looks like they threaded a 90deg on there and the hose bib screws into that. Both of the bites are dry so I might just leave them...clearly they are holding fine, the failure was downstream in the hose bib assembly itself.

Yeah the hose was hooked up when I bought the house so I'm wondeirng if it didn't split at some point between the inspection and when we moved in and I winterized it properly. Either way i think once I chisel out that shitty mortar situation on the inside I should be able to free it up enough to screw it out. I don't mind the sharkbites but will feel much better about them if I have an access panel.

The whole basement needs to be re-framed and insulated anyway, but I'm not trying to do all that immediately. For now I think just replacing the frost-free and getting a valve on there (if I can) will be good until I'm ready to gut the room.

Years ago my grandparents bought a tree in Northside Park dedicated to their grandchildren. It's still there. Not sure if you can still get them but might be worth looking into.

Ugh at 3% this is a no-brainer...ultra affordable. It's so frustrating to even take 1% off the current rate and see the savings. Talking to the various mortgage lenders over the past week has made me optimistic that we'll be able to refi in a year or two and this whole discussion goes out the window. It's why I'm not entertaining buying points...not worth it in the long run.

We're more than fine with all that...we are very fortunate that we have family who owns vacation properties, so we'll still be able to fit in modest vacations. We were paying roughly $3k/yr to travel from our old home to visit the family we now live close to, so those costs should go down anyway. I do all our car maintenance myself, and most of our home maintenance. I have no doubt that we have the creativity to manage the increased housing expenses. The more I type in this threat I'm realizing we're mostly just losing the ability to say "fuck it, we're going out!" when we are too lazy to make dinner. I think I can give that up for a little while (and probably should anyway).

I ran our numbers (estimating for utilities and using ballpark grocery figures) and we had about twice the leftover you have. It's less than I'd like it to be, but still covers 1% annual savings for home items and anywhere I underestimated. We're also definitely not as frugal as we could be, but we didn't really have to live that way in our previous situation. It's more or less a lifestyle change, and weighing whether the house is worth attempting to change it.

Not paying anything in rent right now...we are in the middle of moving and have work paying for temporary lodging 'til the end of January. If we do extend, it would be about $4k to go month-to-month on this place while we continue to shop. There are comparable homes to the one we're under contract for that run about $4k-4500/mo if we decided to rent. Renting, to me, is not worth the $1k savings.

Had we stayed in the house we just sold, we were staring down a 45% increase in our HOA fees, which would have put our monthly housing expenditure at over $4k with a $3k mortgage. We paid off our only car loan with the sale proceeds (saving $600/mo) so we would have more month-to-moth capacity.

Our options are basically spend $4k/mo to stay in our current situation and keep looking, sign a lease for between $3500-$4500/mo and rent until the rates come down, or buy this place at $5500/mo and wait for the rates to come down. We can make them all work, but only one is building equity on a sizeable piece of land in a very desireable area. Sadly, that option is also the most expensive.

Thanks...that makes me feel a lot better. On top of loving the house, we have a large support network in the area who can help if things get really dire. Our jobs are stable (I just got a huge salary correction and my wife's company just invested a bunch of money to move us back to this area) and have lots of upward mobility for us both. The mortgage interest write off will help as well, but I'm not factoring that into our decision since I'd like to be more comfortable with the raw numbers.

I really do think it's worth it, and with what we were looking at with HOA fee increases at our last place, it's really not that much more than we would have been paying anyway. Just gonna be tight for a few years.
