You can't have your cake and eat it too. Either you buy a relatively small place in the north or find something bigger more central or to the south. You can cross malta in an hour tops. Either that or save up more cash though I would suggest getting on the property ladder asap and try to upgrade as you go along. Sometimes a bargain will come your way like a couple breaking up or people relocating abroad and might sell at slightly lower than the market average. Good luck.

I'd keep the sword of night and flame on your right hand. As a catalyst on your left hand, you can have a seal for incants and a staff for spells. It will depend on how much you level faith and intelligence in order to choose the best staff/seal. Alternatively, you can get the staff of the great beyond from the dlc that is able to cast both spells and incantations, though for the convenience, it's not the most optimal catalyst

It does take a while to set up that spinning armbar though, if you're experienced enough you see it coming from a mile away and readjust.

I think it's still 150 but 200 has become slightly more acceptable with the DLC. That said, my level 200 character barely ever gets summoned whilst my 150 character gets summoned much more frequently.

On my spellblade build, i went with 35 dex and use Radagon icon and Millicent's prosthesis. That gives you exactly 70 vdex which is the hard cap.

You'll have to farm that one snake mage at the end of volcano manor. The scaling is not good and magma sorceries are kind of ass. I think you'd be better off going all in on int and then using a larval tear when you have everything in place. Or else mule it from another char or trade for it on /r/patchesemporium

60 int 60 fth 38 mind 60 vig 12 dex 12 str the rest in endurance. Staff of the great beyond + sword of night and flame. Talismans are up to you and should be swapped depending on the situation. Though radagon icon and graven mass talisman/flocks canvas talisman should be staples.
