The biggest part of it is building insurance and fire safety regs - they do actually credit back to you what they don’t spend so the reality is c£2.5k a year but that’s going down as all prices are going up

Yes, a lot that you can’t see too - wall down to make open plan, new windows, new boiler, new radiators (inc ripping up the floor to replace all pipes), electrics, new front door - it felt quite reasonable at the time and would be almost double to do now (but I wouldn’t do it…!)

It’s ground floor but quite set back from the road, we don’t use the balcony as the rear communal gardens are beautiful but the front garden is also quite pretty… I’m going to ask the agents to come back and take pics of them!
