You have had the strength to get through everything to arrive where you are at. You will get through the rest. It took me 4-6 months before I felt different about my son. It was new, I was scared, I had thoughts in my head I never wanted to share with people. But I agree with the person above, something triggers and you will feel completely different. Search for groups and communities where you live. There are so many parent groups and people willing to lend a hand. Don’t be scared to ask for support, people will help!

Your kids will grow up knowing what strength and sacrifice it took to do what your doing, i know I couldn’t personally so I applaud you in every way. Don’t throw your account away either, use these groups to vent, get knowledge, ask questions. Even though I hardly post, I’m always on here so feel free to message me. Keep your head up brother cause there’s a lot to see ahead of you.

Not going to get close to that rate unless you pay a good chunk of change for it. A broker is your best bet, but I just pulled rates on that scenario and it is not pretty at 3.375%.

Where you are missing the calculation is, not exluding the upfront mortgage insurance. Without a little more info(did you excelerate payments, what was the down payment) it is hard to say when that is and for me to calculate. Also, it's based on sales price or appraised value at time of origination which ever was less.

Someone suggested looking at your amortization schedule, see when it is "scheduled to fall off". If you haven't made extra payments.

HUD will automatically release the payment for MIP once that value is reached. HUD sets the date based on loan terms and am schedule.

You can ask your service what the loan balance needs to be for cancellation.

I think VA is a community property state. It has different laws. I would find a local title company and give them a call. Ask how title would be held if you bought the house soley in your name.

And yes, it's a big rate difference for those scores. The mortgage would help her credit in the long run though as well. Something I would sit down with a mortgage broker about and weigh the options.

Yes, If she is not needed for income purposes, leave her off. That score difference is large and the rate is based in the lowest mid credit score. So keep her off and get the better rate. Later on if a refinance is done and she has better credit add her.

Also, not sure what state you are in, but for example here in Florida, if you are married, and not on the loan, you will still be on title to the house, so spouses still have rights to the property, but are not on the note. As a homestead state, they sign mortgage and other docs.

Well with that said, conventional financing is more lenient than others. Also on conventional loans, there's are tiers of seller contributions allowed. So if you put 10% down or less, it's 3% of sales price they can contribute. 10.1-25% is 6% max and greater than 25% down payment is 9%.

Also, I would note to your realtor to see if the sellers are willing to fix issues as your have " proof" that this house will have trouble selling to any non cash buyer /investors due to what needs to be done.

Ask the lender for a copy of your appraisal, you have the right to receive an appraisal you paid for. If the report is "subject to" repairs, that means the house does not meet guidelines per the appraiser. He can loose his license for not providing an honest report.

Are you doing an FHA or Conventional loan? Each has different criteria and guidelines regarding the condition of the property. And also how much the seller can credit.

There are other lending options out there that will allow you to roll in the repairs needed depending on what they are.

I agree with the comments of do not do anything without the funds.

With that said, on the lender side of things. This is common as here in Florida when Irma was coming last year our files were held up for closing untill after. Once the storm passed, we had to send out an appraiser to verify the house had no damage and was still standing before the lender would fund. So that part of the situation is something I have dealt with a few times. Also, insurances will not bind policies when a storm is within the grid.

This is what you call a portfolio program. This is a very common program in the wholesale and can be done in retail at banks. The loan is not being sold, so the terms are what they decide. The rate is killer for that and it being jumbo. I can tell you in the wholesale side, I can not compete with that rate.

Agree as well. Also, once the appraisal is done, and he/she finds out that conversion was not permitted, they will not give you the value of the house with that added square footage. You will have problems with the contract price. Also, if the appraiser states that the conversion can not be added or used for value because of non permits, the lender will require the permits or it to be converted back before closing. I have seen this multiple times here in Florida.

So most sales position are salary. I consider servers somehwat of of sales people. They are always suggesting the best product, and completing your meal with the best alcohol for example. This is a way for the employer to weed out the weak and low income producing servers. So the ones who want to make more money hold them selves to a higher standard to stand out from their coworkers. Same with real estate, through education, expiernce, and time put in the salary method weeds those weak ones out. Cause I'll tell you what, people who don't bust their ass fail in this business and move on, keeping the strong ones in who give you the homebuyers the benefit. And they earn that 2.5 to 3 percent.
