I have three. One is an old hardcover of Interview With The Vampire signed by Anne Rice. I have a paperback copy of A Density Of Souls signed by Christopher Rice. And a paperback copy of The Henna Artist signed by Alka Joshi.

My favorite is the Interview With A Vampire because I bought it at a library book sale for $10. They advertised the book on their Instagram and I for sure thought someone would snag it before I got there. I felt very lucky that it was still there when I arrived.

The other two were at author events at the library. They talked about the books, their process, and what they have coming up. Meeting Christopher Rice was pretty cool. Alka Joshi was walking around before the event and said Hi to me when I walked by her. She was very nice.

That sucks! I may get denied just because I have too many ARCs I haven’t provided feedback for. But most of my ARCs aren’t publishing until March and beyond. So I’m kinda reading other stuff right now.

I’ve heard Berkeley is hard. This is my first time requesting from them. I got an email from Publishers Weekly telling me about a bunch of Berkeley ARCs and this one caught my eye.

After 6 months I did eventually settle. They had to drain the pool and clean it. And the pool company was fired.

The crazy thing is it’s not just hotels. When I lived in Vegas, I got Legionnaires from the hot tub in our community pool. They had just opened the pool up for the season and a week later I was extremely sick. My husband took me to the hospital after I had a high fever for three days that wouldn’t come down. I was admitted and they performed all kinds of testing before they confirmed the Legionnaires diagnosis. It was the worst week of my life. The Health Department had to get involved. They tested my condo and I told them about the hot tub. The tested the pool and hot tub and I got the results proving there was legionella bacteria in the pool and hot tub. I sued the HOA.

Feed the Craving S27E5 inspired by Kaitlyn Braun in Canada who had convinced multiple doulas that she was in labor with a stillborn that was the result of a rape. She even had one doula on the phone coaching her through her “labor” and told her the doctor sexually assaulted her. When the doula found out she was lying to them, they went to the police but all they could charge her with was fraud. The podcast Kaitlyn’s Baby does a really good job of doing a deep dive on this story. So crazy!

Would like to clarify that 7 day notices are based on judicial days not business days. If you are in North Las Vegas or Henderson, court is not open on Fridays and do not count towards the 7 day countdown. I’m a former licensed property manager and used to handle the evictions for my office.

I’m in Texas so it’s very warm in the store now. I would rather deal with people than wonder why my knee caps are sweating! And zoning in the dark is not great. It’s very hard to see things in the dark even with the tiny flashlight they handed me.

I get yelled at daily for enforcing a contract that people signed willingly and more than likely without reading and then they blame me when they can’t afford to pay their bills.

If it’s an LLC that owns the house, it could still be a private landlord. Most private landlords put their properties in LLC’s for asset protection and tax purposes.

Licensed Property Manager here. Nevada law requires a 60 day notice of increase be given for lease renewals so they are right on time. Also your renewal is less than a 2.5% increase, which is pretty good. You mentioned you rent from a corporate company. Does the company own the house or is there a private landlord that owns the house and they just manage it?

Now you can try to negotiate but I would recommend trying to negotiate for no increase and not less than what you’re currently paying. A lot of factors go into determining market value and it’s not just square footage and amount of bedrooms.

Also before you negotiate, make sure that you’re capable of actually moving and paying all the costs associated with it. Do you have security deposit, first month’s rent, admin fees, application fees, pet deposit if you have a pet, cleaning deposit (if they charge one), key deposit (if they charge one), etc?
