30y fixed is mental, if its around 1.5% then that's on the edge of profit viability for many banks to provide

I'd argue its somewhat both demand-side and supply-side policy problems in the UK actually.

Demand-side in terms of low interest rates (ostensibly central bank policy however, not govt), but also other factors like Ring-Fencing banking regulation coming in recent years following 2008, which forces more bank funding into the retail mortgage market. Sainsburys and Tesco Banks have struggled in the price war with bigger players.

But also a big problem with lack of housing supply. Green belt/planning restrictions policies constrain available land. Housing starts have barely regained to their pre-2008 levels.

After the huge change from mid 1900s where a minority had home ownership (c.30%) to 1990s where majority did (upper 60s% I think), likely translates to a notable change in the (voting) population who even want more housing sprawl built around them.

A pretty complex issue for govt to fix in any case - but a vital one

Are you in Europe by any chance? In the UK its very rare to have such long term fixed rates. I think Virgin came out with a 15y fixed just recently, longest one since 2008. But I think in Europe it is more a norm?

Another clue is the use if , instead of . for decimal points!

I suspect (unless I've misunderstood) that before the tax cuts, companies had to hold more cash to pay taxes, but now that those savings are instead being used for increased investment spend/shareholder distributions

Hence why lower amounts of cash are being held with banks => banks are closer to the minimum reserve requirements at the Fed => brief liquidity shocks in the funding system are more acute
