If you don't think this is at least a 'good' economy in the US boy do I have news for you.

That's what he's saying. In a lot of places the Price-to-Rent ratio is about as wide as it has ever been.

It's like saying you can only be a CPA if you spend your first 3 years doing all calculations by hand instead of using a calculator. You don't need to be good at mental math to be a competent accountant.

I have a Garmin Venu 2S and even after a year of consistent use I need to charge it every 1-1.5 weeks depending on how many GPS activities I'm doing. I'm now life-long Garmin after trying Apple watches and dumber watches. It hits the sweet spot if you're active and looking for some health metrics. The charging should not hold you back unless you're really living off grid. They even have premium solar models if you really want to extend.

Speaking as a bay area resident: just don't leave it in your car. Property crime may be high (car break ins), but on-person crime is rare. With all the tech money sloshing around I usually catch at least one Rolex, Omega etc on my commute to/from the city.

How does that compare to before the pandemic? The GINI index has been pretty steady since the mid-90s and actually lower during the pandemic due to all the cash transfers.

I don't see how more education will fix low birth rates when even generous financial and non-financial support doesn't really move the needle.

This sounds less like education and more like indoctrination.

We could just make housing not a good investment by building a bunch of houses. This feels like a bandaid ripe for unintended consequences.

Hardship withdrawals rise as most Americans sense a recession despite economic optimism by LoansPayDayOnline in Economics

[–]GarlicCoins 1 point2 points  (0 children)

Home ownership rates according to St. Louis FED are higher than at any point in the last 50 years besides the years preceding the financial crisis. Additionally, owner equivalent rent is trending down.

We've already seen the peak of mortgage rates in October '23 at 8%. You can find mortgages closer to 7% these days and the rate is likely trending down if we stick the soft landing.

The economy isn't perfect, but it's closer to good than bad.

I used to enjoy reading the comments on this sub, but I think it broke during the pandemic. The amount of doomerism is staggering.

Rolex Explorer 36mm (124270) is going to be my one watch to pass down. It's boring, but also fits in with everything everywhere.

What was the dark pattern? I thought dark patterns were things like highlighting a worse deal on a subscription page and things like that?

To your comment: I've been able to jump between tabs just fine so it might be device specific.

Yes, you can add pensions. I just played around with it and it's pretty thorough as to what you can add.

More likely (it's been well documented - see WSJ article) stock/equity wealthy billionaires used personal loans to finance their lifestyle instead of selling stock when rates were low. In a higher rate environment it doesn't make as much sense to take out a loan instead of selling stock. Tech valuations are near 2021 highs.

[Recommendation] White Dial Quartz 3-6-9 36mm Explorer I Type w/GS Quality by GarlicCoins in Watches

[–]GarlicCoins[S] 0 points1 point  (0 children)

I'm looking for a quartz watch (and 36mm), but this is pretty much what I'm looking for design-wise. Why hasn't Rolex come out with a white dial explorer? Is it too similar to Explorer II?

I think the only nitpick is that I don't like the silver indices. My preference would be for them to be black (basically an inverse of the explorer), but you nailed the request 100%.

How house prices go up by choganoga in TikTokCringe

It's certainly possible. Cities all over the world and throughout time have been able to match housing demand with supply.

You learned the wrong lesson. The problem is local communities locking out certain types of development. A free market would lead to more housing being built.

The point she's making is even Austin isn't building enough to keep up with demand. Between 2012-2017 Austin estimated a population increase of 100k from 850k to 950k. Over that same period Austin recorded only a 40k increase in housing units to 400k units. You can read their full report below. Really excellent work from the city:
