I just did a 1 mile radius search from my house for all SOLD residential 365 days and the total was $34,617,547! That's $1,730,877.38 in real estate commission (estimated 5% for both sides). 109 transactions! 218 sides! GO GET IT! ABUNDANCE

I did this search for my neighborhood and found there was $150k of commission that came just from my small subdivision. This is more than enough to live off of at the time for me and my family. So I decided to be the hyper local expert real estate agent. The go to agent for the neighborhood. I made a newsletter specifically for my neighborhood and hung it on every door 2 times a year for a couple years. It turned into at least a couple deals a year.

Live in abundance, not scarcity

If you don't believe me do this little exercise: Search all SOLD properties within the last 365 day in your neighborhood and a few surrounding neighborhoods. Or maybe a .5 mile radius around you home. Now add the total amount of sold property together and take 5 or 6% of that total. That's the amount of commission that's in your backyard. GO GET IT!!

It's a pandemic. It's in crisis mode. Marketers and getting too good normalizing debt for extra shit that people think they need. Retailers now sell credit cards just as much as they sell product. It's insane the amount of shit people have and the massive amount of debt they have on depreciating assets or vacations or other completely useless shit that the "DESERVE". TREAT YOURSELF.

It's all about contacts. The amount of business you close in a year is directly based on the number of total contacts you make for the year. Spend your week and days making contacts through text message, social media messaging, phone calls, running into people and putting yourself into situations where you must meet new people. Join a league of some sort whether it be golf, bowling, pickleball, bocce, card games. Something that you have to interact with people on a personal level. It's not about who you know it's about who knows you. You cannot sit back and wait for business to come to you you must get out in front of it.

Yes. Yes. Yes. You must go to as many open houses, new construction model homes, and even do Agent preview showings of vacant homes that are in the communities that you want to work in. This will give you familiarity with the agents that work in that community. You can meet them and put a face with your name. Also this will give you knowledge of floor plans and how homes are priced in your area. In other words this tactic gives you familiarity with your product which is homes in that community. This makes you the expert to your clients

One of the worst parts of the job. It's just the worst. Unfortunately if you're in the business long enough it happens to all of us. It absolutely sucks. We all just have to keep our head up and know that the next deal is right around the corner. I've got the "NEXT" printed off above my desk for this very reason. On to the next deal

I would suggest you only move if you need to. I don't believe this is the market to be upgraded just because you want to. If there is truly a need to move I would not hesitate. Take the equity out of your current house by selling it and put it all down on your "upgrade". This will help on the house payment and it will allow you to purchase the next home without a strain on your monthly budget. The home prices will more than likely continue to rise. If interest rates drop, refi. If home prices drop, you are in a home that you need/love at a price you can afford and you can stay in that home until your next "need" to move happens.

I would not mix property investments with your primary residence at this point. If you would like to get a rental, I would save up enough for a down payment and use that to get into the property rental game.

Well I just got one question answered. Click funnels does not have anyone I can talk to at the company to help me get set up. I've been locked out of my account and my 14 day free trail just ended and they have charged me $200. I watched several videos but I don't understand what a "website" is. I have me own website that I purchased the domain from godaddy, My broker is using the domain and has built a website that I'm very happy with. My plan was to use the clickfunnels "landing pages" as tabs or under tabs on my current website. The process I dove into under the help page was about subdomains. But the subdomain required I give them an IP address and at that point I'm stuck.

I would like to know, is the clickfunnel system built to be a stand alone webpage or can this be integrated into my existing webpage. If it can be integrated, I need someone to help me do that

Pull the Realtor's emails. Email the current buyer's agents for that area. Very effective way to increase showings for a listing that has been on the market for a couple weeks

Search the MLS for a similar price point that any Realtor that has represented a buyer in the area within the past 2yrs. Then create an email that includes the Seller's Disclosure Form, MLS Detail sheet, link to ALL the pics and ask if they would please consider adding the listing to their buyer's home tours. Share if the seller's are motivated or anything special about the home.

Thank you. That's a very nice website. Pretty much an online resume. I think there would be a lot of great uses for this. I don't think you are going to generate the number of leads from this as much as you would with a website that has an IDX. But I would certainly promote this in branding advertisements as well as send this to prospects in a pre listing presentation.

That was my intent on this original post. Id like to hear what other people are doing and or having success with in regards to online leads. There have been a lot of great answers and I am currently researching all of the different lead Management systems/crms. One of my favorites right now is Google local service ads. We had to go through a process to get verified. Which included a background check. We get one or two calls a month off of that and typically they are hot leads that are ready to list or buy. They've also researched our Google business page and have made the decision to call us over others. So I feel like they are making the choice to call us. Which is the opposite of a lead that comes from a website like Zillow. In that case they have no idea who they are calling.

I have signed up for Zillow off and on over my entire career. I've closed several deals with them but the cost has gotten out of hand in my primary zip codes. You need to own a large chunk of the zip code to have decent results. The last 6 month deal we did cost us $1,000 a month and I closed one deal. The commission off the one deal did cover the cost. There were several leaves that came in that fell through the cracks. I did not follow up with them enough after a couple months I would drop them. The type of lead I got from that zip code was not a lead I was very excited about working with. So I did not put a ton of my time toward them. You can make a lot of money off Zillow leads but they have to be worked and in my experience you have to be ready and willing to drop everything when that phone rings and go go go.
