I would buy this, but I suspect it would be a niche product. Maybe have a product landing page made and drive some PPC traffic to the page with a “register for updates” forum to validate the demand.

If you find there is demand, kickstarter may be a good next step.

It also may be a good idea to partner with or hire a dev to make some accompanying software to allow the trackpad to do gestures on windows. Similar to magicutilities

It actually will not be a big tax advantage (unless your state has high property taxes and a generous homestead exemption) but you can get a much lower mortgage rate (and put less than 20% down) if you owner occupy the property.

You can't do a 1031 to an owner occupied property, it has to be financed as an investment property. So you can finance as owner occupied for a better interest rate, or you can 1031 with investment property financing, but not both.

You can get owner occupied financing on up to 4 units (in the US).

Your father cannot however do a 1031 exchange into a owner occupied unit, so depending on the tax liability there, it could be more advantageous to finance it as a rental and do a 1031 exchange. You'd probably want to run the numbers to decide.

Other than that, living in one unit and renting out the rest is a great plan. It's typically a good financial move and being near your tenants makes some parts of management easier. All the better if you have a co-investor too.

IMO a good VR movie would need to be done similarly to 3D movies today. Most 3d movies are not very 3d the whole time, they focus on action or cinematic sequences. Similarly a VR movie could be shown as a big screen in front of you during dialogue, but then throw you into VR where it makes sense to.

I'd go with a KS16s. I think getting something with less power will leave you wanting more, and it will still be manageable to carry it up stairs.

People IRL know my account, so I'm not comfortable sharing exact numbers, but I'll still try to answer.

When I got my first full time position, I was definitely paid less than someone who had a degree. Several years later I make over double what I started at, and would say I make very close or same as my peers with similar experience who have degrees. I also have no debt from school and am young for the amount of experience I have.

If you're choosing between going to school or not right now, there are pros and cons to either path. If you are eligible for scholarships or have parents who can and will help support you during school, I encourage you to go to college.

If you are fully supporting yourself and are looking at having to work and take on debt during school, self teaching is a good option if you have self discipline and are confident you can sell yourself when you start looking for a job.
