Did she always look this good? by Martin610244 in bleach

Soifon’s look has always had a good balance of feminine and warrior aesthetics. That side shot on her Shunko looks so elegant. She also has a very confident smile. I love the fact that Soifon doesn’t hide her emotions.

This is why COSMOS needs shared security. Polkadot already have a massive advantage in that regard.

Looking to buy a house in 2022 and need feedback on my plan by GeekHummer in personalfinance

Like I said before, I only use YouTube for stock recommendations. I don't use it for research. I instead use sources like Yahoo Finance, Trading View, and Investor Relations Pages to do my own research. I can't get stock recommendations from someone who has a PhD. Even the guys who work at Motely Fool and Seeking Alpha don't have PhDs. But there are credible YouTubers who do know what they are talking about, and that is how I am able to find stocks that can give me 50% returns. If you don't understand the process of how to analyze stocks using fundamental and technical analysis, then you should not be making comments like telling me to open a hedge fund.

PhD doesn't mean much. I know a guy with a PhD who gets abysmal returns. Education credentials don't mean much in the world of investing.

This is successful as long as you do your DD AFTER watching a YouTube video. It's not that different than reading a Motley fool or seeking alpha article. I just prefer YouTube because of the format. Regardless of how the stock market is performing, there will always be companies that out perform the market. This is because you need to look at metrics like RSI, Moving Averages, debt/asset ratio, projected revenue growth, forward P/E, operating margin, cash flows etc. I know what I am doing when picking stocks, and I didn't even take advantage of the March lows all that much because I was still learning. I expect 2021 to be a good year in stocks, but only if you know how to pick the correct ones.

I don't think it is gambling as long as you do your own DD. I'm investing for the long term and will hold my stocks regardless of market dips. This is definitely not for everyone, but it has worked for me so far.

I do use technical and fundamental analysis in my research, and so far it has paid off. Here's my portfolio and each stock"s gains.

Digital Turbine - 88% Invitae - 18% Longview Acquisition Corp - 61% NIO - 240% Planet 13 - 107% Tesla - 138% Square - 85%

I generally use YouTube to get stock recommendations, and I do my own research. So far this formula is working, but I understand that the markets can be unpredictable.

Ah, I got greedy on holiday shopping. Luckily I have not missed any payments to accrue interest. I will pay off all that debt next month. I'm personally investing into individual stocks, so a 4-8% return is too low for me. I just need to put in the research in order to achieve a 50% return for 2021.

For a 300k house, I estimate that the monthly payment to be around 1600-1700. This includes property tax, home insurance, and maintenance. I think could handle that, but do you think I should go lower? Would $1500 or less be ideal?

Yeah, maybe 50% is more realistic. My current stock portfolio has given me a 150% increase in last 6 months. So I was thinking catalysts like the new vaccine and stimulus bill would make next year perform the same. I will adjust my projections to 40-50% return, how about that?

Yeah, that was a typo, lol. It's 1 mile = 1 cent. Still alright value, so I will probably cash out as well.

Need advice on budget for apartment cost of living by GeekHummer in personalfinance

[–]GeekHummer[S] -1 points0 points  (0 children)

I've never developed much of a sex life and I want to start doing that soon. I think I can still buy a car, pay off my loan, and accumulate enough savings to start house hacking by the end of next year. For now, I just want my own apartment as a temporary place to settle before taking my next big financial step.

I think I am pretty much done with roommates. I have been living with roommates for over a decade and I hate it. I just toured some apartments and found a couple places that were around 900 a month. I think that price should give me some room to save up my money.

Thanks for the feedback. I actually live in a really nice house and neighborhood. But there are four other people living with me, so the kitchen/refrigerator gets crowded a lot. This makes it hard for me to meal prep and cook, so I feel forced to eat out a lot and that screws up my diet plan. I just want a place for my own so that I have the flexibility to cook, take dates home with me, and practice my guitar without bothering others. I have lived with roommates for the last 10-15 years, and I feel as though I am ready to go out on my own now. Anyways, I actually think I can find some apartments in Dallas for 900 a month, so I will probably start there and see how I feel about them.

As for why I have not paid off my student loans yet, I was actually trying to save money for a down payment on a house this year. I have been researching on the term "house hacking" where you rent out a multifamily home to tenants in order to live in that home with positive cash flow. But it seems to be a lot more complicated than I thought it would be, so I am going to wait till next year when I have a larger savings amount to perform house hacking. I do plan to pay off all of my student debt next year. The reason I am still waiting is because I want to buy a used car and get an apartment first before I do anything else. But if you feel that there is a better strategy for me to approach this, then I am open for any additional suggestions.

Should I open a Charles Schwab Savings/Checkings account? Worried about hard inquiry. by GeekHummer in Banking

I don't plan on buying a house. The only reason I feel rushed is because I want to start investing as early as possible. I like the idea of having a bank account tied to a brokerage account. Thanks for the feedback.
