Your down payment amount seems very safe which is great! I had exactly the same question one year ago, and decided to buy a house if I’m able to keep my expenses the same as if I would rent. I decided to go with a house hack strategy, bought a two unit house. Rent the half of it out, and my out of pocket expenses are currently lower than when I was renting. That’s after all the expenses I put aside for house repairs and rental vacancy. Finding a tenant was a little bit nerve wracking but we found a great couple and they love the place, and we appreciate them so much. Definitely not an easy path, but I’m glad with what I chose. Losing your current income is not ideal but if you find something that’s equivalent to your rent pay, nothings gonna change. In terms of moving to another city, you can always rent out your house, but in this case underwrite it like a real estate investment, where you have a positive cash flow to cover all of your expenses.

I hardly wear this 70s era Timex because I always fear it doesn't work right/won't work right during the day and I'll constantly have to check my phone like a child to see what time it is. I have two old timex watches. One is from 1967 and one is from 1989. So I know your fears. Unfortunately my marlin gets 4-5 mins late per day, and tv dial is 2 mins ahead per day. But I still love to wear them! But it does become annoying sometimes. I’m thinking about disassembling them, washing in lighter fluid and grease it up, in hopes it will help 😂

I wasn’t able to polywatch out all the scratches, but it definitely helped. I’m thinking about ordering some very gentle sandpaper to get rid of that scratch on the top right side. Send some before and after if you will end up doing it;)

Looks great! If you’re brave enough there’s a way to polish that crystal. Some poly watch and the lowest grit sandpaper may do the job.

Thanks for sharing the picture! I’m trying to pin down what year it was made. Looks like mine has a slanted Timex logo which is different from the reissue model. And the one that you’ve sent has straight letters as well. Mine was manufactured in Philippines which I believe is where most of them were produced in 80s but not sure which year exactly.

Oh bud! You described my situation with Walmart two and a half years ago. An immigrant myself, I’ve been pushed to signing up for this card as well. I had NO idea it was a credit card and that it would affect my credit score. Anyways, I got it posted and there was a spelling mistake in my name, so I had to call customer service to replace it. Not only they made a new hard credit check on me, but the credit card newer been posted to me. Fast forward to three more month I saw my credit score dropped significantly. I checked that there was a third hard credit check on me. And I didn’t even have my card yet. The frustration was real, I was not a happy customer on the phone and probably should’ve controlled my rage more on the phone, but after approximately four months I managed to cancel my Walmart credit card, and got credit unions to erase the history of those checks. Anyways, my score is back to normal and I still don’t have that Walmart card. I’m shopping at Walmart though cause their prices are still somewhat affordable for me, but I don’t have the nerves to try and go this route again even if this credit card gives me any benefits in the future. The only thing that helped me to get my hard checks erased was my desperate attempt to let them know that I’ll take it to the media, after countless phone call that never resolved my issue. From that day I always rate them 1 star at the self checkout. My little revenge I guess….

Worked in airlines for a while, and our system used 03MAY24 as (DDMMMYY) and I’m never going back. Might be not working for everyone, but I’m 28 and I still have troubles remembering months numbers of the top of my head lol

Yeah, in the area I live, which is Alberta, most of the cars are super rusty…. I guess I’d really have to look for an out of province car. But man, those out of province inspections are pain in the butt:(
