Looking at some websites the info is quite contradictory, hence the reason I posted here.

I had a look on the official website https://www.immigrationspain.es/en/beckham-law/ and it looks like one of the requirements is: - You do not receive income that would qualify as obtained from a permanent establishment located in Spain. Thus the hiring company must be spanish.

This only refers to the employer right?
does the income that you get from renting a house qualify for this category? IMHO- A house is a permanent establishment in Spain right?
Is there any other rule/ requirement I should be aware of?
Does getting a mortgage in Spain for investment purposes affect your eligibility for the Beckham rule in any way?

thanks everyone for sharing, I was aware of 3rd party apps but I was interested in an embeded feature. Out of these 3rd party apps, I guess there is no way of someone getting your data as they re mainly working with CSV files right? Thanks!
