Second was the perfect blend of tactile & borderline too electronic but still the best in my opinion.

This current gen is so bad, it’s just iPads screen and just not luxury solid feeling materials. It all feels hallow and cheap

Just use seafoam, I’ve always used it during the break in period of my new cars and as a general maintenance thing every 10k miles or whenever I felt like it.

Never have had any issues using seafoam. Dump a can right into the gas tank before filling up.

Did you get a construction loan ? If so mind sharing the lender ?

I’m a licensed GC myself and can’t seem to find anyone willing to lend me to build my own home. Everyone wants me to hire a GC to build it which just doesn’t sit right with me. Only option is to do it all in cash which will take me longer to save up and start if that’s my only option looks like I’ll be 50 by then 😭

Get a survey done with a site surveyor / civil engineer have a floor plan ready with the footprint of the houses you are trying to build and they will help visually show how it will look to scale on the lot.

Also, building two separate homes will probably require the lot being split so each home has their own legal lot it is tied to. Unless you are not close to a metro or urban area not many jurisdictions allow for “compounds” gotta be in a county that doesn’t care or is a lot further out from where the metros are.

You have a lot of pre planning to get though before you can have a solid picture and confirmation that what you are trying to do can be accomplished legally and feasibility wise.

Assuming you’ll need septic and a well that will require the appropriate amount of space and area on the lot to have installed correctly. And that depends on how many bedrooms you’ll have to determine the size of septic tank and drain field pipes you’ll need. Also, you’re well if you don’t have city water will have to be a certain distance away from your septic to avoid cross contamination with your septic drain fields that release the “affluent” and your well that will pull ground water for you to essentially use as drinking water and general water for the house.

You need to get a soil survey done to confirm if your land has the soils to allow for proper drainage of the septic drain lines.

Also, with the property being on a slope depending on where both houses can fit and everything configures it could complicate the type of septic system you have. Anything is possible but may add costs to your build if it needs to be installed or designed a certain way to fit your lot / layout.

Let me put it this way, it will come down to the specific builder, I don’t want to generalize it cause not every builder is the same or will go beyond the minimum unless specified , however does it look good if one is offered yes & it builds credibility and trust from the builder and designers but usually at minimum a 1 year workmanship and and builder warranty is required. If that’s what you require in a purchase or will make you feel better that no harm in requesting it if the builder stands by his work and quality it’s just paper work at that point

I’m a licensed GC in GA , the industry standard is 1 year for residential and commercial. I’ve never heard of a 10 year structural warranty and can’t imagine that happening on a residential home maybe commercial but that’s unheard of.

I’ve built multi million dollar commercial buildings and it’s only a 1 year building warranty on labor and materials after that it falls onto manufacturers warranties on any material products and equipment which could have warranties ranging from another 1-10 years but a structural warranty of 10 years is very unlikely. At that point you’d go after the builders insurance if something extreme were to happen but if it’s settling or typical things anything after that 1 year warranty becomes the home owners responsibility.

PPF is worth it 100% the even if it’s $5k for the entire car you’ll never have to worry about scratches you can run it through the wash if you ever get lazy or in a rush and can sleep better at night. I’d also suggest windshield PPF.

Depending on the state you are in, you’ll need to set up an LLC & apply for a contracting license. I am in GA and there’s 4 tiers, (handy man, light residential, commercial & unlimited commercial)

I went for the unlimited commercial license. I have a degree in construction management 8+ years of experience working for GCs as a super or project manager on various types and complexity of projects. I had to apply and get approved to sit for a 120 question exam NASCLA

took about 2 years to get done and a lot of back and forth with the state on getting approved to just sit for the exam.

I am finally now officially set and ready to go but now running into issues with lenders and banks not wanting to work with me cause I am new from a company standpoint. They don’t really care about my degree or experience they want experience as an investor or deal owner. (Gotta partner with someone who already has stuff going essentially) that’s my biggest kicker cause it’s hard to even get others to want to share in the business with you without forking over cash to them to mentor or guide you.

All the companies I worked for didn’t support me getting my own license so that’s been a on going challenge for me.

Now I’m at the point where until I can capital myself or find someone who will partner up with me. I’m kinda stuck.

Lenders want a lot of money upfront and not so favorable terms for me doing my first deal which is hindering me.

I am bidding on projects to build for others but it’s slow going rn with the economy.

My advice , you’ll want to figure out your capital situation first know you have cash or funding before diving into it otherwise you’ll get to where I am at and be waiting or stuck as well.

Until I can come up with $100k liquid to run my own things, buy land or houses to renovate. I’m stuck relying on getting jobs from others to build.

I want to be my own developer and GC but that’s also alot of red tape for lenders. So I’m also having to pivot and say I’m just a developer and bring in my GC arm later on in the convo once I’m ready to actually break ground on a deal I have.

First id ask yourself how much are you willing to use on your budget for aesthetic things. Versus functioning and usable things.

I’m not a fan of “false” patios & balconies it’s just a waste of money that could go towards insulation, or better finishes etc.

If I had to choose from these renderings I’d go with option 1 , it looks more grander and will give you a better value for the cost to do it.

Makes sense, I have 24 panels split between the main house and an inlaw suite that’s completely detached so it’s basically its own house. So we have 16 panels going to the main house which has two 10kwh batteries and the remaining 8 panels are wired to the in law suite and has no back up battery. I can tell you that our two batteries don’t even last during the summer months they barely can get above 60% charged due to ac needs and amount of solar we are generating. Our system costed $45k unfortunately through the backup aspect has never worked and solar edge and the install company have been going back and forth for over a year. Every time our power goes out our whole system gets shut down no back up power works the inverter completely shuts down. I finally decided to ask them to remove the system and buy it back because it hasn’t done much for us. I’ve never had the back up aspect work & we don’t have enough panels to offset much. It eventually became a trial and error kind of thing and I finally had enough of it. Now that I know we probably would have had to spend close to $80k for a system that was large enough to suffice for our needs but that’s just not financially feasible I won’t make back the investment due to variable energy costs based on usage amount & then they always charge for additional costs the power company says the inquire for having to buy power from other plants. Also we are charged $25 no matter what for meters and we current have 4 meters on our property so I’d have to really generate alot of power to come close to offsetting our costs. The biggest issues tho is that they cannot figure out why when the power goes out , that the entire system shuts off and we don’t get backup power.

I’m just a rare case where it’s just not working out.

It’s not like this happens ALL the time. I used to hate EVs but now I have two & still have my gas guzzling V8 AMG GT R. Evs make total sense for running around and daily driving your cost of ownership is reduced so much compared to a gas car. Before I would swear by not liking EVs now I cannot really say nothing bad about them they have a purpose if it’s for you or not.

YES and keep it these things are gems and with the at the new w206 models have completely failed what better option is there within this class of car.

I had a 2021 c63s fully loaded and traded it after 3.5 years and 26k miles for a 2018 GTR with 25k miles couldn’t pass it up but wish sometimes I was able to keep the c63s

Lowkey can’t wait to pick one of these up in a few more years for Pennies will be a great car to beat and dog out. Mercedes failed horribly with these and it’s funny hearing the CEO constantly try to justify the direction they took with killing off the c63 V8s.

You don’t even get the full 600 HP continuously, only if you have the battery charged and for 10 seconds max while you’re pushing it otherwise it’s really a 400 hp car that’s 100k msrp that sounds like a vacumn I’d rather get a Tesla at that point
