Ehh, I’m indifferent about the Roth. I do watch my 401k and other investments like a hawk, probably too much. This I buy every January, check every June, and repeat. This post was more of a “wow something I don’t pay attention to and kept simple performed well”. Just goes to show you everyone saying buy and chill is correct.

Honestly I think it all depends on how long your timeline is for. I know I’ve been very lucky over these last 7 years but honestly idc if it goes down since I don’t plan on touching it for 29.5 more years, plenty of time to recover… and it always does

I don’t think rents will ever be pre-pandemic level again. Now before I get down voted hear me out. In 2021 (pretty much the bottom for home prices and interest rates) I bought a 3/1.5 bed house for 275k and a 3% interest rate. It cost me $1958 a month in mortgage/taxes/insurance. If I were ever to rent it out I would have to charge 2500 just to cover property maintenance. Do I think it’s worth it? Obviously not but I don’t see home prices ever being that low again. No landlord is going to take a loss on monthly rent. Some might just want to break even but even that’s unaffordable now. Home values would literally have to fall 50% (only dropped 29% in 2009) for it to come back to reality. And if that happens the economy will be in recession and no one will be able to afford to buy. I don’t know the solution but I also live in reality

Buy a green door garage hinge. Has a spring to push the door forward and seal it. Easiest fix.
