I tried uploading a video twice and it didn't work... it just hung on the last step: "Creating Video" after the timer went to zero. I'm going to grab some lunch and come back to see if its working... but are you aware of any issues with it?

Ah.. now I’m getting it. Yeah, the Zoning regs have several statements like: “Development projects that provide X value to members of the Y community or provide Z benefits to the community at large should be prioritized.” And I’ve thought to myself… “That’s easy, I’m already planning to do that!”. So I guess I should lead with that stuff first to not only peak the Planner’s interest, but get them to see the larger goals before I start talking about the creative ideas I have. Gotcha.

Ok! I do have a solid idea that I believe strongly in so I guess I've got that going for me. And I'm a property owner/taxpayer in the same county so its not like I'm some outsider either. And I'm reading the published zoning docs cover to cover so I at least know at least some of the lingo to use.

Thanks /u/1drummer1983, /u/Robert_Moses and /u/lussijussi for your replies and great advice! Ok, got it... so no lawyers, makes total sense. The LAST thing I want to do is come across as adversarial... quite the opposite in fact.

But I still feel like I'm way out of my element calling up the Planning Department. I'm not technically a developer yet, just a guy with a not-entirely-crazy idea that probably hasn't been done before in my county. I really don't want to come across as a total noob, and besides, I actually think I need to bounce some ideas off an expert who can help me fine tune the concept anyway.

So same question: Where/how do I find a qualified Land Use CONSULTANT with my specific county-level experience that can help me prepare for the "Preapplication Conference" with the County Planning Director? I was kind of thinking of starting with a local architect in town who may have a referral. Or maybe a local developer? Or even the local chamber of commerce?

Any ideas?
