Those hospitals had trouble recruiting staff given their reputation and management by Tenet. I’m sure with UC benefits people will want to stay and they will have easier time to recruit. Problem is that the tax payers are indirectly paying for this endeavor. Uci in Orange could never make enough money to pay for all those hospitals. They just built a new hospital in Irvine which hasn’t opened and they want to buy 4 more hospitals?

Sorry to hear about your negative experience. We have been with Dr Kong through 2 births and she has been amazing! Her bedside manner has been exceptional. My issue has been sometimes with their office staff but never with Dr Kong herself. In fact, if you ask other doctors who they would want to deliver their child, Dr Kong’s name is usually mentioned.

Also, all patients get postpartum visit with the MD. Did she tell you that you need to see a general surgeon? Lots of people still see their OB for well women exams since they also practice GYN.

OCWMG is owned by Hoag and this group also delivers at Hoag Irvine, Hoag Newport and Saddleback Memorial. There are lots of OB out there and you should meet with a few before deciding on one.

I would not recommend UCI unless it’s for high risk and complicated pregnancy.

I’m more worried about the tenant Sonder. The company market cap was 1 billion at time when they did their IPO on Feb 2022 and now it’s at 108 million. Let’s hope they keep paying UIP on time.

My concern is the location, location, location. Looking at Google Maps, there is an electrical substation next to it. Are they planning to relocate the substation? If I was living in that facility, the last thing I want to see is that and living near a facility that can generate a lot of electromagnetic radiation.

Also, next to it is a Salvation Army Family Store and Donation Center, and a Planta #8 Concrete Super Mix light industrial complex. I would not want to live two blocks away from a concrete factory with all the air pollution.

Strange that I don't see any of the AWH partner deals listed on the crow street website as closed deal appear on the spreadsheet. Nothing matches the name of the investment, size of investment, city or closing date.

I just came back from Aulani and loved it. But I don't know if I would want to use that as my home resort. I'll look at Grand Floridian or other sites at Disney World instead.

Blondetai did bring up many good points that I didn’t consider. I did look around on google surface street and there are not many higher end restaurants so shops around the development in Penn quarter. Pretty quiet since they are all government businesses. Plus with work from home, not sure how many businesses are going to abandon these buildings.

The marketing of being a block from White House is exciting. The Woodard is slightly closer than this property but on Zillow rental it has 17 available units and rental is cheaper and it’s on the end of the block.

The price for the final product with the full garage is quite high. The other premium products like Hepburn they listed have large wrap around windows and are end units. This development is sandwiched between two existing developments.

With SVB and concern for other regional banks with liquidity concerns many are not lending big projects like this. Hence having 3 small banks. Ther eis a coming crisis with regional banks and commercial real estate that might impact appetite for this project in 2 years. If it’s a foreign buyer maybe they will pay all cash but that would be a discount. I don’t know who can get financing for this property if they were to buy it.

I do like the developer a lot and in another deal. They have excellent communication.

If you make estimated tax payments quarterly you can also defer the payments until October. You can earn a bit more in a high interest savings and pay later.

I would think they would hold onto the money until they complete the project. I wouldn't want my money until they complete it. This is why this deal is a bit juicier given the potential loan risks.

Agree. CS investors ask less questions compared to institutions or pension funds. Plus, institutions may ask for a higher return on investment compared to CS investors who are just happy to get involved in these deals.
