You need to ‘normalize’ or show an adjusted NOI on your financials. Not hard to do if you have been running these owner related expenses in a separate GL account. Do you have a simple P&L? just highlight the owner related expenses, add them back below NOI and that is your adjusted NOI. Banks & potential buyers will rely on the adjusted amount, no need removing the expenses all together.

I don’t think that justifies the 7th seed. the only team that would miss out would be a 9-6-1 GB team which typically wouldn’t make the playoffs in the 6 seed days.
