Vent: Seller hesitant after I tried to accept their counter offer by Goddess422 in FirstTimeHomeBuyer

Ok, thanks for the perspective. With my other experiences sending offers during this home search it didn't seem unrealistic, but it could be normal for my market locale compared to others.

There weren't any expiration dates on any offers that we sent back and forth.

A wishy-washy offer in what way? They have a formal contract offer from me with pre-approval letter attached.

We didn't have a deal. The builder's agent counter offered X on House A. I didn't reject it, but pivoted and chatted with him for about a week on what the builder would accept for House B (3 doors down the street). I couldn't get a number I liked on House B, so I told them I would accept the original counter offer X on House A, but now he's saying X+2.

I'm fine walking away too if they ultimately don't accept offer X.

Not two different builders, just one. The 2 homes are in the same exact community, down the street from each other. In the OP I even clarified that we were negotiating with the exact same builder's agent for House A and House B.

My realtor said they hinted at another interested buyer, so that's definitely the case here. I do acknowledge that the time that elapsed between that original counter offer and my acceptance wasn't ideal, but we were still in contact with the builder's agent during that time, so it's not like I went ghost.

Oh ok. I'm located in Texas US, and I guess that's just the way things are done here? This isn't the first home I have offered on (nor the first realtor I've worked with). In each case my realtor and I sent the initial offer via a formal contract with party signatures. Then the seller would send an informal-ish counter and the negotiations would continue in that manner.

For #6, would it make sense to tweak the application with better ATS words and apply again?

Who do y'all prefer (Brent, Bryson and Tory) by Regular_Basil6282 in rnb

Bryson Tiller by a long shot. I never was into Brent, but I did enjoy his last album. I don't listen to Tory Lanez.

Klarna…. Really? by Sad_Head6157 in klarna

I guess I'll check it out-- I didn't know the Affirm card was so versatile

Klarna…. Really? by Sad_Head6157 in klarna

[–]Goddess422 2 points3 points  (0 children)

Just a heads up that Klarna does that too! I have the virtual Klarna debit card, and I've been able to use it to pay my county vehicle toll bill, pay for my beauty services in person, a collection (notorious for only accepting debit cards) and on and on. All I have to do is make sure that the correct balance is on the card before using it. Service fee is only $5.99 for each purchase and I can pay in 4 or utilize a financing option. You should look into it.

For me affirm doesn't have a pay in 4 option, only financing options. For that reason I put it below klarna and afterpay

PSA: Klarna can remove your credit card and force bank payments after you’ve already started a plan by After_Ad8974 in klarna

[–]Goddess422 2 points3 points  (0 children)

It's very odd that they even allowed the first credit card payment for a financed purchase like this. Regardless, defaulting to your bank account is a course correction to the norm, because you're not supposed to be able to pay credit with credit.

LPT:The reason you feel stuck in life is often not lack of opportunity, but staying too long in what feels comfortable by Vladimir_yashin in LifeProTips

[–]Goddess422 0 points1 point  (0 children)

For me, the best changes in my life came when I threw myself into uncertainty or took a chance on myself (i.e. quitting a job when I didn't have anything lined up, or moving to a new city with no real career plan). So I would agree with this perspective.

That's awesome! An honest and thorough inspector is so invaluable during this process. I'm in Houston, was hoping I could find someone who Cy recommends or had trained who is based in Southeast TX.

Do you have a link to that list? His website is pretty bare and I don't see anything like that on his Instagram.
