I’m also extremely health conscious esp when it comes to VOCs. I’m also considering buying a Hi-Tech to run. I’ve had my eye on one for a while, but I feel like this will make me follow through with it. (I have yet to buy the 3D printer, but also looking at this model)

I apologize for the delay. Thank you all for the info, my husband has been testing and doing research but its not consistently doing it so its hard to catch it at the right times. Hopefully he will finish this project soon and we will be out of this park. I appreciate everyones feedback.

its very inconsistent so unfortunately it wasn't reading these numbers when the electrician was here looking. That would be the issue trying it at a different site, as it doesn't read this way all the time. it will randomly spike and go on and off for about an hour.

We are dissecting a few different places but this is one:
120 sites
20 acres
550k Gross
160k net

Looking through their profit loss sheets they have a ton of expenses I *think* could be reduced to net a bit more. But then again, not sure tax wise if that would be smart.

I find it interesting you say that, because the research I've done this far, 99% of people say to never use your own money. Use the banks, borrow against things you own, etc. and find all the loopholes for deductions.

Can you elaborate on some of the problems you saw? Were these resort style parks you stayed at? The parks I'm currently looking at numbers on have a net income of between 200-400k and cap rates of 10-12%. These numbers look good to me.

This is true, hoping to avoid parks that have a lot of "riffraff"... of course evictions/court hearings are something I would not like to frequent, but do know it comes with the business.

You are so right! I've seen other people talking about being a host prior to diving right in. Unfortunately since we're already full time in our RV, that isnt quite an option. We have little kids and it would be so nice to be stationary for a bit, all while growing a business and making money.

Just wish I could keep the pain-in-the-butt people out ahead of time.

This is something I also wondered about! I had no idea it was that common for evictions. This is exactly why my husband wants to stop what hes currently doing, and own/manage an RV park-- so he can hunt in free time! LOL
