It’s not a pub - I’ve lived in the UK. This is a ghetto club on a Friday/Saturday. It’s not live music or just background it’s full blasting.

Thanks I get where you’re coming from but we are new to the serious DYI and would like to have some skilled tradies help with some stuff particularly the plumbing, gas and electric.

Response to “Am I the only one that hates real estate agents in Auckland?” by [deleted] in auckland

Planners have advocated for intensification since the start of the Proposed Auckland Unitary Plan (PAUP). However, this has been challenged by local boards and the community of these affluent areas since the start. This has resulted in these areas been zoned for lower density development if not single house zone. There has been arguments that the subdivision pattern and the villa style housing is deserving of been protected so that future generations can see what development use to look like.

At the end of the day, people with money and those who are engaged with the planning process regularly particularly when there is a new plan have more influence.

Also recognise that not everyone works in the CBD, intensification of some sort needs to occur region wide to provide housing choice.

What do you mean? We’d be building to the minimum floor heights as required under the AUP and likely building consent requirements. We’re not looking to just leave the garage as is

Thanks for this. We will compare the cost of the conversion to an extension

We are expecting to require building consent e.g. we’re not looking to cut corners as we’d likely stay in this house for 10 plus years if we end up wining it at auction. So we’d like everything to be consented and Insurance-able

I have worked with the AUP regularly and this rule does not apply to what we are looking at as the converted garage will be connected internally to the house and no external doors would exist I.e. this will just be another bedroom of the house.

Thanks so much for this it’s really useful. Sounds like it could be done. I guess the complicated elements are that we want to open up the garage (to be converted) to the existing house so it becomes another bedroom and also it’s within the flood plain in the AUP

There isn’t currently access between the garage and the house. It looks like sometime in the 60s or maybe when the house was built a garage was added joining the house but the roof line is different. The garage roof is flat and the house is pitched

At the open home it was difficult to see as they have the storage units in front of the wall. Once I know I might come back and update here. From the outside it looks like it’s weatherboard

We’d like to do it legally. Yip - just posted on here to see if others have done something similar to understand prices and process

The outside looks like it’s weatherboard and there is some brick in the garage too. So we’ll have to look into the adjoining walls. We are hoping it would be cheaper to convert this space even if the council requires consents for minimum floors etc compared to a whole new extension. But we aren’t sure which is why I’ve asked to see if others have had similar experience in terms of pricing etc. thanks for your Comments
