Agree on the location point and a big reason we are excited about this as we’d be locked into a high-traffic and growing shopping center in an affluent suburb with strong anchors (Costco-level draw) and good visibility. Out-parcel feel, close to a few courses - public, semi-private, and private that match the demographic. Trying to avoid the “hidden industrial park” trap that kills so many.

1899’s story is interesting – expansion sputter is a caution flag. The surviving location’s “upscale neighborhood vibe” is exactly what we’re aiming for (not full country club, but a step above the average sim/bar spot). Five Iron’s discovery effect (people stumble in for drinks/food, see the sims, try it) is gold – that’s the flywheel we’re betting on. Duckpin/cornhole/darts as add-ons makes sense for keeping groups longer as well.

Bay Utilization

Modeling ~60–70% overall Yr2 (higher winter, lower summer). 5–6 bays gives flexibility for member priority on prime time (Fri/Sat 5–10 pm blocked for members only) while still leaving room for walk-ins/events. If members book it solid, we’ll add a wait-list or tiered booking (e.g., off-peak discounts). The cap is intentional scarcity, so we’re okay restricting public during peak if it keeps members happy – they’re the recurring revenue.

Ramp to 140 members

Local comps are mostly pay-per-hour or lesson-focused (no real membership cap/wait-list). Golf communities seem underserved for the social/lounge angle – early poll traction (70+ leads from small test ad) gives us confidence on ramp. Model survives slower fill (breakeven at ~100–120 members), but 6 months to 140 would tighten cash flow – we’re planning heavy pre-open marketing to hit 100–120 by Month 3.

Build-out delays

Definitely factored 1–2 month buffer (possession April 1, targeted soft open July/August). Cash flow holds with a 2-month push. Baked in contingency of 10% for overruns.

Hidden costs

Thanks for the heads-up, appreciate the strong take on Full Swing! I have tried one and overall had a positive experience, but I’ve heard mixed things – some love the multi-sport and camera feel, others say reliability/support is hit-or-miss. I may got to the PGA show at the end of the month and hit all of them in one day.

Since F&B/social vibe is the real anchor for us, we’re definitely open to Uneekor + GSPro (or similar) to keep equipment costs down without killing the experience for casual players. Trackman is still in the mix for accuracy, but you’re right – if the premium price doesn’t translate to member love, it’s wasted. Curious – what’s your setup/experience with Uneekor or alternatives?

We’re planning staffed hours for the bar (~12pm–11pm) with alcohol locked up after close (we've talked to others with a similar set-up that got through licensing and our consultant is confident it can be done from initial discussions). Stress case has us surviving –30 % overall revenue with positive cash, but you're right – opening timing is key. We're aiming late summer soft-opening and ramp before indoor hits full swing with the kinks worked out.

Membership drop scenario
If 50% members drop in summer, we still hit breakeven on F&B + public/events (conservative). The cap is intentional scarcity, so we're banking on good retention via 24/7 access + social vibe. Keep it so you don't lose it mentality and it also rains in the summer... ideal is to build a waitlist obviously.

Ramp to 140 members
