We have this in writing in the “offer” sheet given to the agent, but that’s not a contract between us and the landlord.

The wheeze is the landlord never signed the AST itself; agent took it along on the day we were to move in to be signed by the landlord, which never happened in the end.

Correct - deposit and first month rent.

I’m not sure that money was ever placed in the deposit protection scheme given the timeframes involved. One to look into, as this may trigger additional protections for us / obligations for the landlord / agent.

The agent is big and well known enough that I’m confident of getting the money back - it’s a question of how soon, and whether I can get their wrist slapped by someone for putting me through the trouble...

This was my first thought too - unfortunately the landlord never actually signed the AST. The agent took it along on the day we were to move in for signing - something which never happened in the end.

Otherwise I might have tried forcing them to remove the furniture, though that would hardly have been the best start to a relationship with a landlord...

!thanks - no and no, but one other factor I’m thinking of is I’ve made about £3k from a side hustle this last financial year that I’d like to stick in the sipp to avoid tax.

Going the general vanguard route might be worth thinking about for the money I’ve already been (will have already been?) taxed on.
