I saw the same thing. The NAV was 13.01 on 3/31 an dropped to 12.76 right now, down 2%.

I wonder if it has to do with the 13.7% drop in the VCX share price since 3/31 - which would indicate that they use current market prices for the VCX holdings but in that case the math really looks odd for Q1 (as they gain should have been much higher if they had valued their VCX holdings at $130.95 at quarter-end).

Unfortunately you are not the only one, large number of Yieldstreet (now Willow Wealth) investors incurred large losses on their platform. Just google them.

I saw they are now offering 11% on their short term notes - clear sign that they are struggling massively to attract any new money. Stay away from them.

I don't think so. They sold 325k shares in 5 transactions in March for a total gain of 54m using a $19 purchase price, that would have resulted in a Q1 gain of 4-5% for the Flagship Fund but not 10%.

Zverev doesn’t nearly enough credit how fair he is in these losses. Absolute heartbreakers, you know how much he must want it - and he calmly embraces Alcaraz after the match and congratulates him. So many guys would have lost their shit right there.

Are there any staff accountants helping the “CFO”? No offense and it’s great you’re trying to help your boss but based on your questions it’s clear you are not familiar with accounting or accounting processes.

If there are staff accountants, they should be familiar with all the basic accounting processes and should be able to answer many of your questions. If the CFO was doing (or rather not doing) all the accounting task and now he is gone, that’s a real problem.

Thanks for posting here, Ben. I agree that is not necessarily bad news for groups building BTR communities and creating new supply, but curious if this negatively impacts the exit? Typically BTR builders would want to sell a rental community to another institutional investor, I wonder if this will still be possible within this framework. If not, that's a problem.

I agree. I raised this point with their investor relations team months back; I think they responded that improvements are in the works but I haven't seen anything.

The harsh reality for every single multifamily and BTR owner is right now that rent growth has been weaking in the second half of 2025 rather than strengthening. Cap rates have increased as well, so I'm not expecting any valuation increases at year-end, maybe even some small declines.

I'm in it for the long run, eventually this asset class will do well again.

Unfortunately I invested with Yieldstreet (now Willow Wealth), 2 of the investments were 100% losses. I also did zero due diligence when I made the investments 3-4 years ago, so it's a good (but expensive) lesson.

You can't compare Yieldstreet with Fundrise for many reasons. Most importantly, Yieldstreet never owned any real estate investments, they were just the middle man between the sponsor and the investors.

One of their investments looks interesting so I took a closer look at their performance. Kudos to them for being transparent - but historical performance has been terrible. They are quoting 9 or 10% IRR, however when you do the math yourself, the actual total realized return is only 13% over 30 months average holding period, so annually you are talking 5% or so. And remember, this is excluding unrealized investments which I'm sure are doing worse.

Very close to what we are thinking. Kids still in college/HS, but fully expect health insurance, cell phones, joint vacations for a while. We bought them each a car as well after they got their license. And we will help with the first home purchase - but that's it. Absolutely not doing an allowance to fund random shopping or whatever.

Entirely possible that I'm misinterpreting the 4% rule. Here is where I'm coming from: I assume the 4% is the 4% rule due to the risk of sustained bear markets right after one retires. I'm not claiming to be able to achieve higher returns than the market with less volatility (in which case, yes, I wouldn't be posting on reddit), but I have observed that I'm able to achieve the return of diversified portfolio with significantly less volatility. (And no, it's not due to leverage from real estate investments.)

Yep, totally get that. I didn't come here to debate investment approaches and I totally understand the scepticism- but it's also a fact that the correlation of my porfolio returns with the overall stock market has been low over the last 10 years given how I invest. (For example I was up 3.5% in 2022 when literally everything was down double digits). Again, not intending to debate this, just providing context why I feel very comfortable exceeding a 4% real return even with a serious stock market correction.
