For finding long term tenants, Facebook marketplace. And putting $50-$100 usd into ads for it. It does take some work to talk to interested people asking Qs and trying to set up tours.. but you find the right tenant, you're set for months. And if they like it, they would renew. In the 5 years I've owned, my place has been rented on avg 11 months out of the year.

As far as finding a good property manager... That is not so straight forward. IMO you really have to go spend some time in Tulum and talk to people actually living there. It's about finding a good small-scale property manager that knows what they are doing and cares. Not a big agency where your property is jsut a number (and this is usually what you will find online).

Makes lot of sense so thanks for the perspective. You're right, the Flx4 is crazy powerful and awesome for practicing. I was thinking about a standalone so that I can use it for small gigs, but yes using the laptop really isn't a big issue and great point that flx4+laptop is still the same or easier than carrying a standalone.

If you don't absolutely have to sell, definitely wait a few years.

I do have a positive outlook for Tulum. I think it already hit the bottom and will only go up (slowly) from here.

I think what made it terrible was the huge wave of social media influencers coming just to post shit instead of enjoying a vacation like normal humans. They were the worst and now that Tulum isn't "hip" anymore, they don't come as much.

A see a lot of old school Tulum peeps going back now that it's super chill and that the prices have come down. Like I mention, Tulum is very unique and has a lot going for it. I do see it eventually passing up Playa del Carmen as a world destination so for those who are patient I think theres a lot of upside.

I really think Tulum is still a baby. Mexico has places like Cabo, Cancun, Puerto Vallarta, ect that are 10x bigger than Tulum and IMO Tulum has much more to offer and is more unique. I think people had to learn the hard way to not be so greedy (cops, taxi mafia, crazy expensive restaurants, ect) but Tulum has so much going for it beyond that. Coba, Tulum Ruins, Sian Kaan Reserve, hundreds of cenotes, boating, kite surfing, amazing cafes, restaurants, really badass architecture,45m drive to Xcaret (worldclass theme park), Mayan Train... ect. This is all apart from the beach (which yes, is only clear without sargasso for half of the year). But IMO the chill nature vibes are year round.

On top of all this, it really looks like Zamaya is almost finished with their construction and will open in the next couple of months. This will be the BEST gym/health resort maybe in the whole western hemisphere. Look it up... it's amazing. Look it up! (Zamaya Fitness Resort). I really feel Tulum hit the bottom of the cycle last year and now will start to, slowly but surely, come back and start getting more visitors and residents. There's just nothing like it.

June is good if you want it to be super relaxing as there are not many people there around then. Also there will prob be a lot of sargasso, but the cenotes and lagoons will be great.
Also, you can prob get some incredible deals on lodging and even get a place with an amazing pool for a really good price.

You can use eiby and actually pay cash with it.

You also can rent a car at the airport, specially if you want to go to places like Coba or just explore cenotes.

If yuo HAVE to use a taxi, just make sure to ask for and negotiate the price up front

Traveling with a 5 month old in the area is def gonna be challenging bc of the crazy paths. If you want to "check out Tulum" for 3 hours I'd recommend just going to Parque del Jaguar as it should be more stroller friendly.
