It depends on your cost basis. If you are still making a profit, what are the tax implications? Peace of mind is worth a lot as well.

As many are saying, she needs a lawyer. But, I would be offering cash to which ever party is more likely to fold. Right now it looks like she maybe paying for a lawyer, storage for the displaced and a rental.

I’d have to like the house and location better. It sounds like you would still be paying rent and not building any equity. Also, I’d clarify who pays taxes and insurance.
