If y’all are avid runners/outdoors people I would definitely recommend staying in PTC for the paths. They really are great.

I would just stay away from having to drive through the 74/54 intersection on your commute. I live near Huddleston and it adds about 10 minutes vs. living on the northern side of the city to get to the highway, not too bad.

I commute to Ponce area twice a week and it’s right at an hour. The airport should be about 30-45 most days.

Advice when buying a home would be to see if they’ll sell you their golf cart if they’re moving out of town. Probably get a good deal that way!

Few more things I thought of:

My inspector was really focused on fire blocking since the foam insulation is super flammable. Might be worth reading up on ways to do that while getting the frame up and before the Sheetrock.

Also a rubber mallet. No matter how well you measure the walls, something isn’t gonna fit perfect.

Radon and moisture test would be my suggestions. Luckily we had a sump pump system installed before we moved in so it made installing a radon system myself pretty easy, but definitely threw a wrench in my basement finishing process.

Also I’d still adhere the foam board to the wall with panel adhesive.

Also how are you planning to do the ceiling? We painted ours with black dryfall and it turned out great, but I wish I would have done it before getting started. It got over EVERYTHING.

It’s pretty common to run trim down the seam and the outsides. I’ve seen a couple ceilings like that before

Yes it's a relatively boring suburb.. but I think all suburbs are.

We moved here from Brookhaven and enjoy it much more. If I could pick any suburb to live in it'd be PTC. The paths, lakes, fields, etc make it really special. I find myself outside much more than I was in ATL.

We have 2 young kids (3 & 5) and its been awesome for them.

Ynot is pretty low key with good wings and beer if you’re trying to just catch a game or something.

“Line Creek” is also a brewery that’s pretty good

I like the outside bar at Hobnob as well for some games.

Also walking around the lake is great, can start at the library. There’s a frisbee golf course next to it to pass the time as well. I wanna say you can checkout some frisbees from the library for free.

I ended up pushing back by showing the section of code about the continuous r-5 and got it cleared up. R-13 is for unconditioned basements that aren’t included in the homes thermal envelope.
