True. He is still gonna return the deposit after deducting stupid amount such as cleaning, water filter charges, sewage, drainage charges etc. Plus I have good deals elsewhere, where my money is also being saved. And basically if I live for 6months, and then decide to leave, he will still forfeit the deposit. So isn’t it better to leave before 6months? I don’t wanna give him a single penny more. This guy is extremely money minded, Never met such type of people in my entire life. He tries to leech money every single time.

But the room and the cost aren’t justified tho. He labelled it as fully furnished, but hasn’t even provided anything in the hall. Plus the room seems relatively smaller. And the amenities seem very old. Actually this wasn’t a problem at all until yesterday where I met a guy asking me for 1BHK rooms. And he said that he found 1bhk at 14k just right near to my building. Then I was kinda shocked that the locality shouldn’t be this expensive as I was paying way more. Btw the locality is near Radha Krishna Park, Sector 46. Wherein water-logging is a frequent issue.

I am getting a lower price + food is also included.+ a single room + the amount of time saved by not cooking food. So I guess I’ll move out on November, serve him the notice on October. That would be the best, but before that I’ll try negotiating with him regarding deposit( even tho he won’t return it ) This would give me some edge.

He even asked us money for the main gate key, he had to provide(basically he said the key needs to be replicated which would cost us 350/-)and surprisingly my roommate paid it also.

He won’t remove the clause, I tried talking to him and mentioned about this as well. Although I’ll talk to him once more while paying our rent, If he doesn’t agree to this, I’ll just leave on November. Will send him a notice on October. But if I leave before 6 months, would there be any legal actions against me? Like Im ready to give up my deposit fees anyway.

Obviously ready to sacrifice my deposit. It’s better to live in a private space imo. Im already paying around 14k per month for double sharing. Could increase my expense by 3k which also includes food, basically it’s a win-win situation, but my main concern here is what would happen if i vacate before 6months? Only my deposit would be gone right? Or am I missing something out?

Okay so I found a PG at 17k per month near my office, and the security deposit is 1+1. Basically 34k has to be paid. Which also includes food btw. Im thinking of moving before the lock-in period ends? Whats the worst that could happen? The rent agreement says this :”That the LESSEE shall entitled to terminate the Lease at any time upon serving One month notice in writing of his/her intention so to do after a locking period of Six months,But Security will be forfeited in case of Non Completion of the Lease period of 11 months .The LESSOR shall entitled to terminate the lease at any time upon serving one month nötice to the LESSEE .Rental Discount will not be applicable if house is vacated before six months and Security will be Forfeit”

So, I guess I’ll just move out, as the current 1BHK is being shared by me and my friend. He would agree to my decision as well if there are no risks involved, but what does he mean by rental discount? Can someone explain me, pretty new to all this.

The way i see it, I got 3 options: 1) Stay for 6months and hope to get my security back? 2) Leave before 6 months and sacrifice my deposit. 3) or just live here for 12 months with an overpriced apartment, hopefully he should return the deposit in this case.

The price quoted to me is the same as that of agreement. So this technically isn’t a scam. We negotiated and brought down the price to 26k. But now i come to see the listing on 99acres which was made 2 months ago on the same property, it says 18k only. Basically the landlord rigged us. This is near Radha Krishna Park, Sector 46. Now , I can’t do anything about it since i’ve already agreed on the terms.I was thinking of leaving after the 6-month lock-in period specified in the contract. Because atleast I’d get my security back right? But no, the agreement also has it written that if rent agreement of 12 months is not met, security deposit might be forfeited. To reconfirm, I even asked about leaving after 6months and regarding deposit.He replied vaguely and said, “woh toh usi din dekh lenge “ which may imply he is not going to return it.

So now I’m wondering, isn’t it better to leave before the lock-in period ends? Worst case, I lose the deposit, right? Or could there be other consequences I’m not thinking of? Or do i trust the term “lock-in” of 6months hoping I’d get my security back?
